For many years the village has been considered as one of the more desirable locations to live around the edge of Swindon. The village has local facilities including Lydiard Millicent Church of England Pre-School and Primary School, Lydiard Millicent Parish Hall with associated recreation field, the Sun Inn public house and a car sales / garage. Close by is Lydiard Park, a public park which open is to the public all year round. Swindon Town Centre / Railway Station lies approximately 3 miles away. Junction 16 of M4 (the Royal Wootton Bassett) Junction is 4.5 miles away and other community / leisure facilities can be found in West Swindon 1.5 miles away. DIRECTIONS Postcode: SN5 3NR From Junction 16 of the M4 Take the road towards Royal Wootton Bassett (A3102). At the first roundabout take the third turning and continue towards Malmesbury on the B3042. At the second roundabout take the second turning towards Purton (B4696). Go over the M4 bridge and take the 3 rd turning on the right towards Lydiard Millicent (Lydiard Green). At Lydiard Millicent Church mini roundabout take the second turning into The Street. You will find a turning into Chestnut Springs on the second turning to the left. Then turn left to stay on Chestnut Springs and then right to stay in Chestnut Springs. Turn right into The Mews and drive to the end of the road where you find the Orchard. The site is now in front of you.

3 DESCRIPTION This 0.13 hectares (0.32 acre site) has Outline planning permission for up to 4 dwellings. Detailed planning on this site can be either for 4 x 2 bedroomed house; or 3 x 3 bedroom houses; or 2 x 5 bedroom houses. Available as a whole or as single plots to suit self-build. PLANNING The Planning Inspectorate granted outline planning permission (Appeal reference: APP/Y3940/W/16/ for a residential development of up to 4 dwellings on 6 th February The planning permission included a means of access from The Mews. Scale, layout, appearance and landscaping are reserved matters for future consideration. Further details of the Appeal decision plus the document submitted in the site s planning application no 16/03969/OUT can be found at Wiltshire Council s Planning Portal: and on the dedicated site database which can be found at: Planning permission related to the following plans drawings numbers 177-P-003 (site location plan) and (site access layout). The planning conditions state that no site clearance, preparation or development work shall take place until a plan indicating the positions of trees to be retained together with measures for their protection during the course of development has been submitted to and approved in writing by the Local Planning Authority. No tree identified to be retained shall be cut down, uprooted or destroyed. If any tree is removed it will be replaced by another tree planted in the same place as per this tree retention plan. No development shall commence on site until a scheme for surface water drainage has been approved.

4 ACCESS The planning permission includes access of The Mews. If the site is sold in lots a mechanism to enable access from The Mews to each of the sites will be agreed by the parties. The actual arrangements will be discussed with the chosen bidders so that each party has access and service to their plots. Please ask for more details if you have any questions. SECTION 106 PLANNING OBLIGATIONS Please note there is no Section 106 legal agreement or charges imposed on this planning permission. FLOOD RISK The Flood Risk Assessment states the site lies within Flood Zone 1,the lowest probability of flooding classification. DRAINAGE / SEWER The seller owns land adjoining the site where there is a surface water drainage system and a mains sewer. Investigations with Thames Water confirm there is capacity to connect to both of these. The seller will allow the laying of surface water drains and sewer pipes through this land, subject to a lift and shift clause. EXISTING DRAINAGE / SEWER PIPES THROUGH THE SITE There are existing sewer and surface water pipes through the land being sold. These are private sewer / surface water pipes that can be moved. The layout overleaf shows the location of these pipes and indicative design layouts to fit around the pipes / tree roots and where pipes could be relocated.

The seller owns land to the rear and will allow the laying of an electrical cable through this land if necessary, subject to a lift and shift clause. GAS There is no mains gas available locally. The buyer will need to use propane gas (such as Calor), biomass, ground source, air source heating or oil powered heating as an alternative.
