Benefiting from excellent commuter links, Narborough railway station is situated approx. 0.6 mile (a minute walk) from the site, with direct trains to Leicester (under 15mins) and Birmingham New Street (approx. 47mins), as well as the wider rail network.

3 Planning A Minded to Approve has been granted on the outline planning application via committee at Blaby District Council (ref. 13/0884/1/OX) for the erection of up to 25 dwellings including associated vehicular access from Cosby Road and public open space. The permission is subject to the completion of a Section 106 agreement, which has been agreed and is in the process of being signed. The granting of permission is subject to a number of planning conditions, which are identified within the decision notice attached within this information pack. A range of technical studies have been undertaken, which are available as an information pack complete with unsigned Section 106 agreement upon request. Affordable Housing The approved development scheme is subject to a requirement of 25% on-site affordable dwellings. The mix and tenure split is to be agreed with the local authority. Agent s Note The purchaser will be required to provide any access to the vendors retained land in a position to be mutually agreed. Section 106 Agreement A Section 106 Agreement has been negotiated and is available upon request.
