2 Location: The subject site is located within close proximity of the Oldham Way and is accessed via West End Street, which is approximately 0.7 miles to the South West of Oldham Town Centre. Please refer to the location plan at Appendix I. Postcode for Sat Nav: OL9 6DW Description: The site comprises a level plot laid out as a sand based all-weather synthetic football pitch and amounts to approximately hectares (2.603 acres). The facility includes changing facilities which are laid out in a separate block. Viewing: Viewing of the site will be available on open days which are as follows: 1: 10am 11am 23 rd May : 4pm - 5pm 6 th June : 10am 11am 13 th June : 10am 11am - 18 th June 2018 Offers Invited / Tenure: The Council is inviting offers for the grant of a 30 year leasehold interest in the site shown edged red, subject to conditions relating to continued use The purchaser should note that the facility requires improvement works including, but not limited to the following: An upgrade to the playing surface potentially within the next months. Repair and re-commissioning of the floodlights potentially to include LED lighting to reduce running costs. Works to upgrade & improve the perimeter fencing. Works to the changing facilities. A bar on alternative uses being developed on the site apart from the existing use as described in the current Town and Country Planning Act (Use Class Order) 1987 (as amended), as an area for indoor or outdoor sport and recreation and classed; D2 Assembly and Leisure use 2. It will not be possible to assign or otherwise transfer the agreement to another party. 3. The purchaser will be responsible for the Council s professional fees for the sale of the asset which will be 5,000 (five thousand pounds). 4. The preferred purchaser must provide proof of funding to the Council including any grant funding assumptions and critically what percentage of the bid is reliant on this grant funding.
