2 DIRECTIONS If travelling from Leek take to Ashbourne Road and at Bottomhouse take the left hand turn for Onecote. Pass through the village of Onecote and after approximately 0.5 miles take the left hand driveway immediately opposite the turning for Butterton. A left turn is taken off this drive with two gated entrances to Blackbrook Farm and the land will be found on the left hand side through the gateway which is adjacent to a stone barn. This is a private access and we ask any potential viewers to please respect the gates, pasture land and any grazing stock over which the track passes. DESCRIPTION The land extends to acres or thereabouts and comprises four enclosures of grazing land with a well established stream passing through the land. The land has the added benefit of mature sycamore trees which provide good shelter for any stock grazing the land. Adjacent to the stream, there are the substantial remains of a former farm building constructed of gritstone with approximately 75% of the original outside walls intact to eaves level. This building offers an ideal opportunity to be restored and utilised by any purchaser, subject to any necessary consents from the local planning authority. There is a hard surfaced trackway through the north eastern section of the land.
