4 Description The farm is predominantly arable in nature and benefits from a modern range of farm buildings situated at the centre of the holding. The farmhouse, cottage and farm buildings are located on the eastern edge of the village and are accessed direct from the single track public highway that runs through the village. The River Leach forms a delightful Valley which runs through the centre of the farm, with parcels of woodland on either side that are used as part of the existing farm shoot. Lot 1 The Farmhouse A detached Cotswold Farmhouse built of stone under a tile roof lying in an attractive edge of village position. The house is accessed off the single track public highway in the centre of the village to a gravelled yard in front of the house with parking for several cars. The accommodation requires some modernisation and the layout is shown on the floor plans on the last page of these particulars. The front door opens into a hall, off which is the sitting room and kitchen dining room, with utility and study beyond. Upstairs there are five bedrooms and two bathrooms. There is also an integral double garage. To the rear of the house is an attractive private garden enclosed by stone walls, which is mainly laid to lawn with mature trees and shrubs. Manor Farm Cottage The Cottage is situated adjacent to the farmhouse and shares the same entrance and parking area. 6 lot 1 (continued) The Buildings The farm buildings are to the rear of the farmhouse and have their own separate access off the public highway running through the village. They comprise a good range of modern agricultural buildings suitable for livestock and arable enterprises and include machinery and straw storage, grain store with grain dryer, central air tunnel and drive on concrete drying floor (500 tonnes storage), concrete floor grain store with central dividing wall (1,300 tonnes) and extend in all to approximately 4,448 square meters. There is range of low-level open fronted livestock building with a concrete central feed area in the valley bottom extending to approximately 370 square meters. The Land The arable land extends to approximately 374 acres with the modern farm buildings at the centre. The land is split into good sized enclosures with access via a network of internal tracks and the public highway that runs through the village. The grassland is mainly in the valley bottom which runs from west to east south of the village and extends to approximately 113 acres. There are also a few parcels of amenity woodland along the valley edge, which provide useful cover for game birds and extend to approximately 39 acres.
