4 LOCAL INFORMATION Petworth lies in the heart of West Sussex, tucked between the north and South Downs in the heart of the South Downs National Park. Dominated by the dramatic, historical Petworth House and its surrounding parkland of Petworth Park. The Goodwood Estate, famous for its race course and motoring events lies 13 miles to the south by the South Downs. Rail connections are via Haslemere which lies 10 miles to the north, and with a direct fast service to London Waterloo in 56 minutes; Pulborough Station lies 4 miles to the east and London Bridge and London Victoria Stations are reached in 70 minutes.

8 SITE DESCRIPTION An irregular shaped site extending to 2.3 acres on the north side of Petworth, partially within the Conservation Area. The site is discreetly tucked away and lies within a 5 minute walk of the historic centre at the heart of Petworth. The development area comprises the walled and enclosed plot of the property known as Laundry Cottage and the majority of the substantial garden plot of the house known as Woodlea. Vehicle access to serve the site is through a new access way onto the existing carriageway of the A283 Haslemere Road. The site will be sold freehold with vacant possession. 12 TECHNICAL INFORMATION All main services are connected to the site. Technical Information Pack uon request. An electronic version of all reports and plans commissioned by the applicants in pursuit of planning permission are available through the appointed selling agents. All reports and plans will be assigned upon completion to the prospective buyer. PLANNING The site enjoys the benefit of planning permission granted by South Downs National Parks Planning Authority (SDNPA) under planning reference:- 12/p/02721/FUL. The planning consent permits the demolition of Laundry Cottage and the construction of 21 new dwellings (net 20). A schedule of the accommodation is provided in the technical information pack. The scheme permits the erection of 13 private dwellings comprising a range of 2, 3, 4 bed homes. The permission requires 40% affordable housing, and 8 new dwellings will be delivered in a turn key package to an approved Registered Provider in this instance Affinity Sutton Housing Association. The details of the agreed commercial arrangements are outlined in the technical package of information. Planning Permission was granted in APRIL The permission is governed by the terms of a S106 agreement.

14 AFFORDABLE HOUSING & S106 AGREEMENT Affordable Housing & S106 Agreement Upon the grant of planning permission 12/p/02712/FUL in APRIL 2014 the land owners and promoters have entered into a direct covenant with South Downs National Parks Planning Authority, Chichester District Council, and West Sussex County Council. The contents of the agreement may be summarised as follows:- To pay the following sums: WSCC Education Primary 36,682 WSCC Libraries 3,838 WSCC Fire & Rescue 363 WSCC Total Access Demand 41,350 Sub Total 82,432 Chichester DC Community Facilities 35,180 Chichester DC Public Art 7,497 Total 124,910 Please note all payments are attributable to the purchaser, and payable upon implementation of the planning permission. All purchasers will have to make an allowance for a payment of 50,000 toward the restoration of the adjacent cemetery chapel. Eight affordable homes are required to fulfil Chichester DC policy (2 x 2 bed; 6 x 3 bed) and are detailed as Plots 1-8 within the approved scheme layout. The houses are to be delivered in a land & build package deal to Affinity Sutton Housing Association. The agreed parameters comprise a land payment and a build contract. All homes are to be delivered to the Registered Providers contract parameters and specification. Please note all eight affordable homes must be completed and handed over before the occupation of the first private dwelling.

15 SERVICES & SOIL REPORTS Full details of all service connections and costs are included in the technical package, along with soil reports and geo technical analysis. METHOD OF SALE The property is offered for sale by way of informal non-binding tender with the vendors reserving the right not to accept the highest or any offer, and also reserving the right to withdraw the property from sale or to vary the method of sale any time without notice. In the event that a number of competitive offers are received the vendor reserves the right to request best & final offers from selected parties at the appropriate date.
