3 Auction: Wednesday 24 June 2015 Welcome to our June auction sale After a very busy marketing period, we achieved a 91% success rate for our April auction. This is indicative of the general market where those able to buy are snapping up property due to a shortage of supply. Prior to the election we saw a slight fall in asking prices due to election uncertainty and concern about the outcome and possible tax implications for the buy to let market and the higher value end of the market. Now the election is out of the way and a majority government is in place the market will undoubtedly be accelerated and we will see more properties coming onto the market. This will be good news for buyers who have seen competition for homes drive up sale prices. On that note the Royal Institution of Chartered Surveyors reported that house prices are rising at the fastest rate since August 2014 due to the lack of homes on the market and also decrease in new builds. Lack of supply has always pushed up prices and one of the new government s objectives has to be to increase the number of properties being built. Last year alone the target build saw a shortfall of 100,000. It remains to be seen whether the new government can deliver their objective of 1 million homes by Mortgage rates continue to fall, with some best buy mortgages available at just over 1%, this enables buyers to obtain relatively low cost funding. Despite all the help available for first time buyers, some are generally struggling to secure a loan as lenders become more and more stringent about requirements. This is evident from the Council of Mortgage Lenders data which showed that landlords were granted nearly as many mortgages as first-time buyers. In this auction we have a mix of properties both residential and commercial that are competitively priced at least 15% below the open market value. Whether you are looking for owner occupation, development or investment there is something on offer for all types of buyers. Buying property still remains the best form of investment as it far exceeds the returns offered by shares, bonds or cash.
