2 IMPORTANT INFORMATION FOR BIDDERS The following points are intended to assist and guide prospective purchasers. Please take careful note of the advice given. CONDITIONS OF SALE AND LEGAL ENQUIRIES Each property will be sold subject to the General and Special Conditions of Sale, which will have been prepared by the vendors' solicitors, at whose offices copies can be inspected. lf there are any amendments to the Conditions of Sale, they will be detailed in an Addendum. The Conditions will not be read out at the auction, but the auctioneer will draw your attention to the existence of any Addendum. The successful bidder shall be deemed to have purchased the property with full knowledge of the contents of the Conditions of Sale and of any other relevant legal documents, whether or not they have actually been inspected. lt is therefore important to be aware of all such documents prior to bidding and prospective purchasers should obtain independent legal advice. THE PARTICULARS These particulars do not form part of an offer or contract. All descriptions, dimensions, suggested potential incomes and other particulars are given in good faith but are approximate and for guidance only. No representation or warranty is made with regard to the structure or repair of any property. Where appropriate, you should obtain your own independent advice from an appropriately qualified surveyor prior to the auction. REGISTRATION OF INTEREST AND AVAILABLILITY We strongly recommend that you formally register your interest in a particular lot with the Auctioneer's Office TEL , and that you maintain contact in order to monitor any changes in guide price or whether the property has been sold or withdrawn prior to the auction and whether there will be an Addendum to the particulars. The vendors, or their agents, can accept no responsibility for abortive costs where a properly is withdrawn from sale or sold prior to auction. AUCTION PROCEDURE You should arrive at the auction at the start in order to hear any announcements made by the Auctioneer as these may affect the property you wish to purchase. Each property will be offered for sale subject to a reserve price. All interested parties will be entitled to bid. ln the event of a default or dispute in the bidding, the auctioneer may re-offer the property or withdraw it. lf you are bidding for a property, please make your bids clear and in plenty of time. lf your bid is successful, on the fall of the Auctioneer's hammer, you will be under a binding contract to purchase the property. You will be presented with a Purchaser's Card by one of the Auctioneer's clerks and asked to fill out some initial details. Immediately after the auction sale, and before leaving the room, you should go to the appropriate contract table and sign the Memorandum of Sale and any Addendum. A deposit of 10% of the purchase price must be paid by Bankers Draft or Cheque made payable to the solicitor named in the Lot details in this catalogue. ADMINISTRATION CHARGE At the same time as paying the deposit, the purchaser must also pay to Besley Hill the sum of 400 (plus VAT) in respect of the Administration Charge. INSURANCE The purchaser becomes responsible for the insurance of the property from the date of completion. 4 ANTI MONEY LAUNDERING PROCEDURES Recent Government legislation requires that formal documentary evidence of identity and address must be provided by purchasers of properties at auction. Any purchaser of a property in this auction sale must provide at least two forms of original documentation, one from each of the headings below:- IDENTITY DOCUMENTS Current signed passport Current UK photo-card driving licence (Full or Provisional) or old-style Full driving licence. (old style Provisional driving licenses will not be accepted) Residential permit issued by the Home Office to EU Nationals on sight of their own country passport Benefit book or original notification letter from the Benefits Agency confirming the right to benefits Self-employed in the construction industry - tax exemption certificate with photograph of holder (forms C155, Cl56 or SC60) EVIDENCE OF ADDRESS A utility bill issued within the last three months (but not mobile phone bills as these can be sent to different addresses) Local Authority tax bill (valid for the current year) Bank, building society or credit union statement containing a current address The most recent original mortgage statement from a recognised lender Confirmation from the electoral roll that a person of that name lives at that address Record of home visit lnland Revenue tax notification Firearms certificate GUIDE PRICE AND RESERVE CLARIFICATION GUIDE PRICE An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction. RESERVE PRICE The seller's minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer.
