2 High Norland In 1991 the owners of High Norland found the perfect spot to build their ideal home when they were presented with an opportunity to acquire a superb plot with outstanding views of the Coquet Valley. We couldn t resist, a better location is hard to imagine, and the setting is everything we wanted and more. Having already designed the house when we discovered the plot, it had to be modified to make it the perfect fit. It s every Norwegian s dream to build their own house and it was amazing to see our vision become a reality. A year later our well insulated, Scandinavian inspired eco house was ready to move into. When it came to naming the house we considered its surroundings, High as it is set on a hillside and Norland embraces our heritage, Nor signifying Norway and land, England. The views are fabulous to enjoy and we have the good fortune of being able to admire the Coquet Valley and River with the hills beyond. In the winter months you can see snow on the mountains in the distance it is simply breathtaking. The plot itself is spectacular, during the summer months you can follow the sun around the garden, from the moment it rises until the last rays of the evening. Inside, the lounge is a favourite of ours; it s a wonderful, elegant room. Christmases here have been a joy, we have a massive tree and with a roaring fire it is truly magical. The space has allowed us to share our home, and Northumberland, with friends and family from far and wide. Rothbury is a pleasant walk away and a lovely peaceful place, the village has an active community with plenty of things to do for all ages and interests. The golf course is close by and provides a splendid view. Ideal walking country is on the doorstep as well as fishing, and sledging in the winter-time is fun for the whole family. The much anticipated high speed broad band is finally on its way. We feel extremely proud to have to have built this house and privileged to call it home. The view is to die for and the setting is dramatically beautiful and tranquil. 4 A fabulous detached property providing stunning views towards the Coquet valley, Simonside Hills and the River Coquet. High Norland is located on Hillside West which is on the periphery of the bustling market town of Rothbury with its extensive range of amenities. This individually designed house was constructed for the current owners circa 1992 and has been thoughtfully set out to provide versatile living space as well as to maximise the most of this superb site with many of the rooms enjoying wonderful views. At the rear there is a mature well maintained garden, laid mainly to lawn with a patio area and stocked with a range of border plants and shrubs. This Swedish timber frame house is well insulated, the outer walls with 70mm of insulation plus 70mm of high density insulation and the internal weight bearing walls with 100mm of insulation. Benefits include double glazed timber frame windows and the property is warmed by gas central heating to radiators. Rothbury not only provides many of the practical amenities one would require, good shopping facilities, schools, cafes and restaurants. It is also a great base for exploring the spectacular surrounding countryside and ideal for those who enjoy walking and country pursuits. The magnificent National Trust Cragside Estate is also situated just outside the town. Ideal for commuting with good links including the A697 and A1 trunk road to major locations including Alnwick, Morpeth and Newcastle Upon Tyne. A double glazed door leads to a conservatory and features include coving to the ceiling with ceiling rose and a timber fireplace with marble finish hearth and an open fire. CONSERVATORY The conservatory has double glazed windows to both sides and rear enjoying views over the rear garden. Double glazed French style doors and a single double glazed door both lead out to the garden. The room is warmed by a central heating radiator and there is tiling to the floor. BREAKFASTING KITCHEN Presented with a good range of wall and base units with work surfaces over and incorporating a 1½ bowl single drainer unit. In addition to which there is a double central heating radiator, part tiled walls, tiled floor and space is provided for an automatic dishwasher and under counter larder style fridge. Double glazed windows overlook the front and side elevations and doors give access to the utility room and staircase to the lower ground floor. The breakfasting kitchen has space to accommodate a large dresser if required. UTILITY ROOM Fitted with wall and base units with work surfaces over, built in larder style unit, space is provided for an automatic washing machine, dryer and tall fridge freezer. There is tiling to the floor, part tiling to the walls and a double central heating radiator. Double glazed window to the side elevation and a stable style door leading to the rear porch. From the utility room a door links to the garage. REAR PORCH Double glazed window to the side and rear aspects and a stable style door leads to the garden. FIRST FLOOR LANDING The small gallery landing has doors leading off to bedrooms two and three as well as to the family bathroom and the space opens out to the lounge. LOUNGE The lounge features a double glazed dormer style window to the front with superb open views, television point and door leading to the master bedroom. This room could be converted to provide a fourth bedroom if required. MASTER BEDROOM A double glazed dormer style window overlooks the front with open views, there is a double central heating radiator, built in storage cupboards to eaves and doors to the dressing room and en suite bathroom. A window to the side offers pleasant views and takes in the morning sun. DRESSING ROOM With velux style windows and fitted wardrobes with shelving and hanging space. EN SUITE BATHROOM The white three piece suite comprises of a low level wc, pedestal wash hand basin and a panel style bath. There is a double central heating radiator, tiling to walls, double glazed window to the side elevation and a velux style window.

The room is warmed by a double central heating radiator and features fitted wardrobes and storage under the eaves. BEDROOM THREE Bedroom three has a double glazed window to the side elevation, velux style window, a double central heating radiator and fitted wardrobes. FAMILY BATHROOM The white four piece bathroom suite comprises of a low level wc, pedestal wash hand basin, panel style bath and step in shower cubicle with mains fed shower. Tiling to the walls and floor, built in cupboard, double central heating radiator and a velux style window. LOWER FLOOR LEVEL DOUBLE GARAGE The double garage is accessed via two double timber doors and benefits from power, lighting and water supply. Doors lead to the boiler room and workshop. BOILER ROOM/DRYING ROOM Housing the hot water cylinder and wall mounted central heating boiler, there is a worktop and cupboards. A door gives access to the study. EXTERNAL To the front of the property, a driveway provides off street parking and access to the double integral garage. There is an attractive landscaped garden with three courtesy lights and a large terrace/patio area is set immediately before the entrance to the house. A separate patio lies to the very front taking in the last rays of sun in the evening. At both sides of the house wrought iron gates lead from the front to the rear garden. To the rear a patio area accessed from both the conservatory and rear porch is ideal for breakfast, while broad stairs lead to the rear garden area via wrought iron arch.
