4 LOCATION Mukima Ridge is approximately 8 km from Nanyuki town and 200 km from Nairobi. As well as by road, it can also be accessed by air with 45 minute chartered flights coming in daily from Nairobi s Wilson Airport. Set at 2,000m above sea level (ASL) within the Mount Kenya region Nanyuki s climate is warm and temperate with low humidity and crisp air. Temperatures in the warmest months (February to March) can reach highs of 30 C and lows of 8 C in the coolest months (August to September). It enjoys good rainfall and as such it is also home to commercial large scale farming notably floriculture and horticulture. The property benefits from its proximity to the lively town of Nanyuki which has a multi-cultural population in excess of 94,000 and offers a broad range of services and amenities. These include Nanyuki Cottage Hospital, Nanyuki Mall and the recently opened Cedar Mall. 5 THE MAIN HOUSE Entrance to the house is via ornate Lamu doors opening into the atrium/entrance hall with a water fountain and pond. The atrium provides access to the back garden plus the original and the new sections of the house. The original section features a drawing room/lounge with a large French stone fireplace; this opens onto an exquisite covered veranda through French patio doors. Through the lounge is the dining room which similarly opens onto the veranda which is the perfect place to unwind with sundowners catching the suns lingering rays, looking out over the sprawling gardens with Mount Kenya in the background. This section features a spacious media/entertainment room which is a new addition that boasts in-built seating. It is a relaxed warm area and is the ideal place to watch films on cooler evenings indoors. In addition, this portion of the house includes a spacious country-style kitchen which is the largest on the Ridge. It is complete with an island and a pantry with built-in shelves, and has been upgraded to include granite work tops, a double French ceramic sink with a mixer tap, ceramic cupboard knobs, a dishwasher, a Rangemaster oven with an extractor fan, mazerras flooring and Fire & Earth imported tiles. This part of the house also includes a boot room, a store room and a cloakroom, and hosts 3 bedrooms. The master bedroom has French doors opening onto a wrap-around veranda, with stunning views of Mount Kenya. The ensuite master bathroom is one of the largest on the Ridge and has been upgraded to include twin sinks, a free standing bath tub, a rain shower head, a heated towel rail and Travertine tiles imported from Italy. The other 2 bedrooms are also spacious and en-suite; one has a safe room and has been extended to include a study with built-in shelves. The new and extended section comprises a large open-plan space segmented into a games room, bar area, gym and lounge with a fireplace. This section includes an ante-room which joins the carport to the games room (currently used as a second study), a bathroom with a shower and a mezzanine bedroom located above the open-plan games room.
6 THE GUEST COTTAGE & STAFF QUARTERS The guest cottage comprises a kitchen with a fridge and an oven, 2 en-suite bedrooms and a veranda. The guest cottage can also be rented separately for income. The staff quarters comprise a living room, kitchen, toilet and shower, a store room, 3 bedrooms and a laundry area. Upgrading has been done in terms of decoration and furnishings within both the SQ and guest cottage. AMENITIES Mukima Ridge comprises approximately 150 acres, the perimeter of which is patrolled by security guards and protected by an electric fence. The main Mukima Ridge gate is manned 24hrs a day and for additional security the internal 5 acres of Ol Bobongi House is fenced and the house fitted with an alarm system. The house has a 200,000 litre underground water storage tank, solar water heating, an inverter and a 20ft. storage container. It has been improved to include an outdoor courtyard with a Boules Court, a covered seating area and a barbeque area. Other improvements include a covered outdoor breakfast area, a Lamu swing double bed, a vegetable garden and a chicken coop. Extensive landscaping has also been undertaken with the planting of 100 mature trees and shrubs and the creation of beautiful flower beds. Mukima Ridge is connected to mains electricity from Kenya Power and Lighting and provides water to all the houses through a communal borehole within the Estate. The current service charge at Mukima Ridge is Kshs. 21,000 per month, payable quarterly. However, at present this is under review with a focus on revising the charge downwards.
