A few steps rise up to a generous sitting room and just above this is a fitted kitchen and a breakfast area created from church pews which is positioned to make the most of the outlook. The garden is found to the side of the building where there is a walled level lawn and sunken patio under a pergola and the whole garden enjoys shelter and seclusion. This area is very popular with walkers enjoying the South West Coast Path, cyclists and holidaymakers which makes this property ideal for those looking for an income as well as a home. LOCATION The coastal village of Pendeen is about a mile from Portheras Cove which is one of a few good sized beaches in the area and sits below Pendeen Lighthouse. A little known beach, it is revered by local surfers, although in calmer conditions it is ideal for families. The South West Coast Path leads away from Portheras Cove giving dramatic cliff top walks over National Trust owned land with views that have inspired artists for generations.

5 5 The village of Pendeen is one of the most westerly in the British Isles and is well served for its size with a very good shop, two public houses serving food, a fish & chip takeaway, post office, hall, church, nursery and a farmers market every other week. A few miles to the south is St Just, known as the last town in England, where a fuller range of facilities can be found. Only a few further miles on is Land s End and the picturesque harbourside village of Sennen overlooking Whitesand Bay and with views to the Isles of Scilly. The coastal road to the north leads to St Ives, one of Cornwall s most popular seaside resorts, with many cafés, restaurants and art galleries set around its harbour and overlooking its surfing beaches. About 10 minutes drive away is Penzance which has the greatest range of services in West Cornwall, including supermarkets, the terminus for the Penzance to Paddington railway line and both state and private educational facilities.
