4 Hallam House is a substantial Edwardian, detached residence offering spacious and versatile accommodation with many fine and original features. The original house built in 1890 was extended and renovated by the renowned architect Edgar Wood a pioneer of Arts and Crafts and Art Deco. The main entrance leads through a 'Black marble' lined vestibule, a unique feature of limestone mined near Ashford in the Water, to a large panelled reception hall with an oak floor. The hall forms the access to the 1910 extension, originally the ballroom, sympathetically converted to provide self contained accommodation by the current owners. This includes a spiral staircase accessing a mezzanine and the bedrooms above and also provides a dining and sitting area featuring a stone fireplace quarried at Grindleford. There is also shower room and a kitchen with gasfired Aga leading off the main room. The first floor has three large double bedrooms with a bathroom featuring a raised bath, two wash hand basins and with a separate WC adjacent. The master bedroom features a stone mullioned bay window, walk in wardrobe and shower room. Returning to the hall presents access to the original house with an inner hall leading to an Adam style drawing/sitting room with a mullioned bay window and an original marble fireplace. The adjacent formal dining room features a bay window with seat; a mahogany surround. cast iron embossed back fireplace. Both rooms feature wide mahogany internal doors with carved pediment and architraves. There is also access to a utility room, wet room and the original kitchen with newly fitted RM Prostel direct hot water system. The adjacent room, intended to become a breakfast room/tv room off which is a small shower room with WC and access to the back staircase. The grand staircase leads past a tall stone mullioned window to the first floor with three large double bedrooms. As part of recent renovations the two bathrooms have been upgraded to a very high standard with Edwardian style fittings and finishes. The second floor requires refurbishment and has the potential to provide additional bedrooms and bathroom or as previously used a self-contained flat accessed directly by the back staircase. To the rear of the property is the original coach house converted to a double garage with an artist's studio and workshop above, the latter added by the current owners. The yard is covered by a large canopy and there are several out buildings for storage.
5 There is substantial, terraced garden to the rear of the property with a large greenhouse and adjacent potting shed. The garden has been designed over the years both to offer privacy in a suburban landscape and in the ethos of a natural haven for wildlife. Tapton comprises a small leafy area located between Broomhill and Crosspool approximately two miles west of Sheffield city centre. A popular area due to its proximity to shops, cafes, restaurants and pubs and lying in the catchment area for highly regarded schools and sought after private schools. Whilst the city centre is within walking distance there are regular bus services both from Manchester Road and Crookes Road. Convenient both for Sheffield University and Hallamshire Hospital. An ideal location for those who enjoy walking with the close proximity to Rivelin Valley, Wyming Brook, Redmires, Stanage Edge and the Peak District National Park.
