4 Situation The Old Manor is situated one mile to the north of the historic and picturesque village of Dunster, which is on the edge of the Exmoor National Park and the property is within walking distance of Dunster Beach. The West Somerset steam railway runs along the edge of the southern boundary of the property. Views from a number of rooms in The Old Manor and from the gardens and grounds can be enjoyed in a northerly direction across the Bristol Channel and to Wales and in a southerly direction to Conygar Tower and the Exmoor National Park. The delightful village of Dunster, which is dominated by the impressive Dunster Castle, for many years owned by the Luttrell family and now in the care and protection of the National Trust, is one of the most attractive villages in Somerset and is today a thriving community. The village has a primary school, health centre, Post Office, a range of shops to cater for everyday requirements, the Luttrell Arms Hotel and in the centre of the square, the historic former yarn market. The coastal town of Minehead is just under two miles to the west of the property and has a secondary school, hospital, banks, extensive range of shops and supermarkets, restaurants, garages and inns to meet all requirements. The county town of Taunton is about 20 miles to the south east and has excellent independent schools for boys and girls of all ages, including Taunton School, King s College, Queen s College and King s Hall. Taunton is home to the famous Somerset County Cricket Club, from which superb views can be enjoyed of the wonderful church towers which are so much a feature of Taunton. The Old Manor is in a wonderful location, surrounded by farmland in the ownership of the Crown, with the nearby coastline, much of which is in the ownership of the National Trust. The South West Coast Footpath starts at Minehead and extends for 630 miles around the South West peninsula to Poole Harbour in Dorset. For those enjoying walking, bird watching or riding, the coastline and Exmoor National Park provide superb recreational opportunities. Communications Road The A39 and A358 trunk roads lead to Taunton and connect with the M5 motorway to the east of Taunton at junction 25. The M5 provides easy access to Bristol, the Midlands and north of England and connects with the M4 motorway just north of Bristol to provide a motorway link to London. Rail Regular intercity high speed trains operate from Taunton to London (Paddington). Air Bristol Airport, south of Bristol on the M5, provides flights via Easyjet to a number of destinations, both within the British Isles and the continent. Ferry Cross Channel ferry services operate from Plymouth to Brittany and northern Spain and from Poole to France. The Old Manor There has clearly been a house on this site for many centuries. There is mention of a property on this site in 1266 as being a manor of Dunster. In the 15th century the property was probably owned by a Robert Ryvers, who was successively Bailiff of Dunster and Steward and Receiver General to Sir John Luttrell of Dunster Castle. The property was later owned by a
5 Accommodation The house is approached via a pair of stone gateposts, surmounted with heraldic lions, through a pair of wrought-iron gates to a large gravelled parking and turning area in front of the house. This is enhanced by a climbing wisteria and a magnificent fig tree. The accommodation in the house is laid out on two floors. At ground floor level is a hall with a fine Jacobean style staircase leading to the first floor. The Great Hall has a stone inglenook fireplace with raised hearth, exposed beams and a polished flagstone floor. A charming sitting room with an elm plank and muntin screen also has an inglenook fireplace and exposed beams. There is a study and office on the ground floor, together with a delightful farmhouse kitchen with an electric 4-oven Aga, extensive built-in cupboards and a central island. Most usefully on the ground floor is a bedroom and bathroom together with a laundry room, freezer room, boot room and cloakroom. At first floor level is the solar, which is on two levels and contains a number of magnificent arch braced beams and wing braces, making an ideal drawing room with an elm floor and two fine Ham stone fireplaces, each with a wood burner. Approached from the landing is a chapel. With access from the landing area are four further bedrooms, with three having en suite bathrooms and a further family bathroom. A number of these have exposed beams and ceiling timbers and are decorated with fine Zoffany wallpaper. John Loty, a burgess of Dunster, who was Constable of Dunster Castle. The Old Manor was later owned by a Richard Poyntz, who married into the Chichester family of Arlington Court in North Devon, a well-known Roman Catholic family, hence the Roman Catholic chapel in The Old Manor. Today, The Old Manor gives out a welcoming and gentle atmosphere with its history seeping into the property and giving the house an unpretentious dignity and charm. The current owners, who are creative and highly sympathetic to the age and history of the property, have made The Old Manor into an exceptionally comfortable and well presented home. The accommodation in the house combines a number of historic rooms and architectural features with a most convenient layout and with modern bathrooms and the whole property has a relaxing, welcoming and homely atmosphere. Garden and grounds Undoubtedly one of the main features of The Old Manor are the landscaped gardens and grounds which lie mainly to the north and west of the house. There is a cobbled courtyard area, totally enclosed by walls with a number of rose beds with standard roses enclosed with box hedges, a magnificent fragrant Guinea rose climber and an Etoile D Holland rose. The garden, which is divided into a number of rooms, is home to a wide collection of shrub roses, irises and peonies. There is an octagonal timber summer house with leaded glazed windows under a cedar shingle roof. A gate leads through to an area of new orchard, which has recently been walled with local beach pebbles. The orchard contains five varieties of eating apples, bramley, pear, Victoria plum, damson and greengage. There are some interesting trees in this section of the garden, including a black elderberry and a grey Atlantic cedar. A farm gate leads from the new orchard into an area of arboretum where there are a wide variety of trees including crab apple, medlar, mulberry, tricolour beech, ginkgo, cornus, walnut, poplars and oak. The Old Manor has the benefit of a paddock to the south of the entrance drive to The Pavilion. On the western boundary of the property is a triangular field, laid to pasture, well enclosed by hedges and fencing, with the River Avill in one corner. The West Somerset steam railway runs along the southern edge of this field. The grounds of The Old Manor are a haven for wildlife, including buzzards, woodpeckers, ducks, geese, foxes and in the spring this leads to a wonderful dawn chorus.
