15 PROPERTY SPECIFICATION 1.0 GENERAL 1.1 Structure The building comprises basement, ground and five upper floors. The existing reinforced concrete structure and foundations have been retained, with some minor structural alterations to remove beams and strengthen where necessary. A new steel frame and concrete floor extension to the rear and steel framed extension to the mansard roof is also incorporated. 1.2 External Walls & Cladding At ground floor level the façade has been altered to incorporate a new entrance and extensive glazing. Where required new stonework has been carefully matched to the existing Portland Stone. Above ground floor level, the existing brickwork façades have been retained and refurbished. New brickwork walls to the rear extension match the existing brickwork. 1.3 Roof A new slate mansard roof has been extended and includes dormers and access to roof terrace. 1.4 Terraces Accessible terraces are paved with raised porcelain slabs. 1.5 Windows At ground floor aluminium framed shopfront double glazing has been incorporated into the street level façade. Existing windows have been refurbished, with new traditional style sash double glazed windows installed in all new walls from first to fifth floor. 1.6 Entrance & Lobby The office entrance is located at 14 Wigmore Street. The large bronze door is designed to be open during business hours, opening to a protected entrance lobby leading to the stylish ground floor lobby. Double glazed doors separate the entrance and main lobby and feature access control system. The lobby finishes include: Entrance matting (Gradus Esplanade 8000) Concealed letterboxes and backlit tenants name board Bronze wall panel by Seamless with feature linear lighting High quality marble floor with bronze detailing Textured Shell Gris limestone wall panels with bronze detailing A white painted suspended plasterboard ceiling Recessed cove lighting to the ceiling The retail entrance is located at 12 Wigmore Street, next to the corner of Wigmore Place and features black aluminium framed glazed doors. 1.7 Lift A new bespoke lift is finished with matching natural stone floor, back painted glass and mirror wall finishes with satin stainless steel trim and detailing. The nominal overall raised floor depth is 110mm. 2.2 Walls Plasterboard with white painted skimmed plaster finish. 2.3 Ceilings Plasterboard with white painted skimmed plaster finish. 2.4 Doors Lift lobby and office entrance doors are double glazed black aluminium double doors with satin stainless steel ironmongery. The internal doors are flush panel frameless solid core timber with painted white finish and satin stainless steel ironmongery. 2.5 Tea Points Services are provided at proposed tea points for future tenant fit out.

16 PROPERTY SPECIFICATION 2.6 Common Areas The common areas are finished to a high quality standard. Lift lobby floors are natural stone to match the ground floor lobby and lift. Ceilings are plasterboard with white painted skimmed plaster finish. Black framed glazed fire doors separate the stair, lift lobby, and office accommodation. 2.7 WCs Two unisex WCs are provided on each office floor, accessed via a WC lobby. WCs are tiled in beige Mosa floor tiles, large format white wall tiles by Porcelanosa. Sanitaryware includes back to wall concealed cistern Duravit toilet, Dyson airblade hand dyer, wall mounted Vola tapware, basin/cabinet by Not Only White. A fully accessible WC and shower is provided at basement level and is accessible by the lift from all floors. 3.0 RETAIL SPACE 3.1 Ground Floor The ground floor retail space is a shell finish, however new shopfront and entrance have been provided, as well as loading access to the rear of the unit. 3.2 Basement Provision for a new stair (by tenant) to the basement has been made. The basement area is a dry basement, including full cavity drain system to walls and floors, with a screed and blockwork shell finish. 4.0 RESIDENTIAL UNITS Both floors are fitted out to a high standard and to allow maximum flexibility. 4.1 Floors Kitchens and bathrooms feature stone floor finish throughout. The remaining rooms feature a fully accessible raised metal floor system, with carpet finish. The nominal overall raised floor depth is 110mm. 4.2 Walls & Ceilings Plasterboard with white painted skimmed plaster finish. 4.3 Doors Internal solid timber and semi glazed doors. All doors have satin stainless steel ironmongery. 4.4 Kitchens Kitchens feature stone floors and quality bespoke joinery and fittings/appliances. 4.5 Bathrooms Bathrooms feature stone floor finish with high quality bespoke joinery, sanitaryware and fittings. 4.6 Lighting High quality LED lighting has been used together with a DALI control system to provide energy efficient lighting throughout. 4.7 Heating and Cooling Fan coil units are provided to all rooms on 4 th and 5 th floor to provide cooling and heating. Supplementary heating is also provided by wall mounted radiator panels. 5.0 SERVICES GENERAL 5.1 Showers The building benefits from one electric shower located at basement level which is an accessible shower and incorporates a WC and basin Hot and Cold Water Services A cold water tank is located at basement level along with a cold water booster set which distributes cold water to all outlets throughout the building. Capped off cold water connections for future use are provided as follow: Basement 1 future connection. Ground floor 1 future connection. First to Second floors 2 future connections per floor. Fourth and fifth floors 1 future connection to each dwelling. Water heaters are provided for local hot water generation at basement, first to second floors. Hot water generation for the dwellings will be gas fired. 5.3 Telecommunications Duct entries have been installed to the landlord s plantroom to allow Tenants to draw in their own telecommunication services. 5.4 Heating and Cooling A simultaneous 2 pipe Mitsubishi VRF Fan coil system is provided to heat and cool the building. Fan coils will be provided as part of the Cat A fit out to 1st, 2nd and 3rd floors, and included in the fit out on the 4 th and 5 th floors.
