New full height contemporary flush windows to St Christopher s Place, installed into extended openings, perimeter shadow gap and contrasting metal fin detail. Frames powder coated white internally and black externally. Terraces 4th and 5th floor terraces are accessed via manual sliding doors directly from the main floor plate approx. 150mm step up from office floor level. Deck finish is a composite timber decking. A thin railed contemporary black powder-coated metal balustrade is provided. Main Entrance / Reception Reception finishes run seamlessly from Stratford Place main reception through to the lower ground entrance from St Christopher s Place. Doors: Original Stratford Place entrance door retained and refurbished with new ironmongery. New glazed door, side panel, steps and canopy added to the St Christopher s Place entrance. Floor: Large format, chevron parquet timber flooring with perimeter banding detail and brass inserts. Barrier matting zone to entrance doors. Walls: Full-height feature timber panelling with bronze coloured detailing to three sides of lift core walls. Remaining walls painted white with contemporary wainscoting and integrated lighting. Long connecting wall to rear has a concealed fire panel and a feature bespoke leather recessed seat. Also storage cupboards and hidden fire door. Ceiling: Plasterboard ceiling with perimeter recessed lighting and feature linear light over reception.
15 Desk: Bespoke feature reception desk, dark timber and brushed bronze coloured metal finish, tenant signage board behind. Rear lobby from St Christopher s Place provided with accent lighting and contemporary stair detail. Office Floors New mid-grade raised access floor with consistent metal finish, white painted walls, continuous skirting and architrave details. No skirting to columns. Ceilings are acoustic, suspended planked ceiling grid with plasterboard margins and backlit coffers. Finish is RAL9016 Traffic White. Strip, lay-in lighting to coffer edges, recessed linear lighting and slot diffusers. Doors Full-height double doors into main office space, approx. 2.3m, with large, leather-wrapped, full-height handles. All other doors are full-height solid core hardwood, flush painted white, with hardwood lipping and high quality ironmongery. Vision panels provided as required. All doors onto primary office space have concealed hinges and minimum signage. All riser access doors/panels are raised above skirting level, no architraves, and hidden frames, finished in paint to seamlessly match adjacent walls. WCs High quality, large ceramic floors and wall tiles. Sinks recessed in a Corian worktop with large mirror, and timber vanity unit below. High quality white vitreous china WC, matt black / stainless steel fittings. Shower Wet room style shower located at upper ground floor, fully tiled wall and floor, sink recessed in a Corian worktop, timber vanity unit below. Matt black / stainless steel fittings. Recessed spot lighting. Core Landings Parquet flooring matches reception, feature timber panelling with bronze coloured detailing to lift, white paint to remaining walls with contemporary lighting down stairs. Fire extinguisher located within bespoke cupboard. Stairs High quality carpet with brass nosing, original balustrading refurbished and leather-wrapped handrail. Structural Floor Loadings The office building was constructed using reinforced concrete in the 1950s and it is reasonable to assume the original design capacity for the floors were at least 2.4kN/m 2 imposed loading plus 1.0kN/m 2 for partitions, this having been the standard at the time (and indeed very close to the current standard). Because heavy floor screeds have been removed, there is now an additional allowance which may be added, resulting in an enhanced capacity of 3.0kN/m 2 imposed plus 1.0kN/m 2 for partitions.
