20 BUILDING SPECIFICATION BUILDING STRUCTURE The building comprises 3 terraced late Victorian buildings (50, 51 and 52 Welbeck Street), which are refurbished and interconnected to provide a single office building with a central stair and lift core. Much of the existing structure, floors and ceilings have been retained, including original cast iron columns in 52, with additional steel beams and columns inserted where necessary. The new central feature staircase is formed of reinforced concrete cast in situ. The front and rear facades of the buildings have been cleaned, repaired and restored. There is a new brick façade onto the Mews to the rear. ROOFS The roofs have been insulated and recovered with new natural slates to 50 & 51 and the roof of 52 has been re-covered in new hard core rolled lead to BS-EN New flush double glazed rooflights by EGS have been installed in the roof of 52 and the flat roof of the rear extension of 50. The roof to the new build mews building is in natural slate with associated lead flashings, and Portland stone copings and parapets. FLOORS Lower Ground raised access floor; PSA Medium Grade, Standard to MOB PF2 PS/SPU. Ground floor; Modulyss on-line 991 carpet tiles on new T&G ply deck. First floor to fourth floor, T&G ply deck ready for carpet finish. All existing timber floors will be levelled with timber firing s and have acoustic quilt fitted between the joists. FLOOR LOADINGS Areas of new floor construction are designed to comply with current legislation and have an imposed loading capacity of 2.5K/m 2 for office use. Ceilings: British Gypsum Caseline MF ceilings with 2 layers of fireline board to give minimum one hour fire protection to all offices plus 100mm of Isover acoustic insulation over. All doors are fire rated as required with satin stainless steel overhead closers. Ironmongery is satin stainless steel by Eisenware. Windows: All existing timber and metal framed windows, refurbished and upgraded by Ventrolla and fitted with new brush seals. All existing windows are fitted with secondary double glazing. New windows to rear elevation are a mixture of hardwood painted to match existing and new PPC aluminium. Retained windows are fitted with thin glaze double glazed units. Stairs & Core: Cantilevered hardwood cherry treads and risers on concrete undercarriage with antique bronze balusters and a shaped hardwood cherry handrail. Front Vaults: Waterproof Sika rendering to all vaults. Plant, cycle storage, electric plant, waste and recycling store positioned in front vaults. WCs A total of 13 WCs are provided, including 4 disabled WCs. Disabled accessible unisex toilets are provided to basement, ground, second and third floors. Standard unisex toilets are distributed as follows one to each of basement and ground floors, three to first floor, two to each of second and third floors. SHOWERS & LOCKERS Four unisex showers and 36 secure lockers provided at basement level. CYCLE STORAGE 24 No. dedicated cycle office provided at basement level within the front vaults, access via the front light well.
