4 DESCRIPTION The Old Rectory is one of the most gorgeous houses anywhere in Cornwall. Its south east facing elevation has all the hallmarks of Georgian splendour with the symmetrical appearance laid out over four floors under arched roof windows and the same design carried though to above two of the doors in the lower ground floor apartment. The style and quality continues inside throughout the very generous accommodation with the splendid windows taking in the outlook over the grounds to woodland beyond. LOCATION This area of south Cornwall, around the picturesque and tranquil waters of the Helford River needs little introduction to those with an interest in sailing or the novels of Daphne Du Maurier. The surroundings are some of Cornwall s softest and least disturbed with tree lined creeks and wooded valleys sheltered from the prevailing westerly winds. The waters of the Helford River are only about ¼ of a mile away and there are sailing facilities including pontoons for smaller boats, deep water moorings for larger yachts and a sailing club at Helford Village just a short drive away. Here one will also find the famous thatched Shipwrights Arms on the water s edge although Mawgan itself has an excellent inn/restaurant within a few hundred yards walk of The Old Rectory and only a little further away there is a village stores. Towards the end of the Lizard Peninsula and around its west facing side the scenery is quite different with dramatic headlands, sandy beaches and moorland. About 10 minutes drive away is the historic market town of Helston where one can find local boutique shops, national retailers, out of town supermarkets and trading estates, schooling for all ages and a local hospital. Just to the south of Helston is Loe Pool which provides beautiful circular walks partly on Loe Beach, one of Cornwall s longest, and at the start of Loe Beach is Porthleven which is fast become a south coast gastronomic hub to rival Padstow in the north with Rick Stein himself having recently opened a restaurant there. Truro and Falmouth can both be reached in around ½ an hour by car as can various mainline railway stations. 10 To the north side of the house a broad gravelled path continues from the edge of the driveway past enormous rhododendrons and hydrangeas to one side and the slate path to the French doors off the dining room to the other. A small courtyard to the side of the house has a box hedged ring around an area of differing acers before the path then continues down to the garden beyond. A further pathway opens through the trunks of the rhododendrons to a completely concealed working area of the garden with composting and log storage. The garden to the rear of the house is an exceptional asset being of formal appearance initially and becoming less formal as it extends away from the house. Immediately below the main elevation is a wide and very deep terrace with symmetrical cut granite steps descending to lower broad paths around a level lawn with rose beds, hydrangeas and topiary bay trees amongst others. To the south west side of the main lawn is a further large gravelled yard area with vehicular gates opening onto a lane access. To one side of this is a substantial TIMBER OUTBUILDING 24 x 12 approximately plus canopied front with timber double doors. Behind this are raised sleeper edged growing beds and a smaller greenhouse along with a further area of garden used for composting. In the furthest part of the garden away from the house there is a long ring of granite standing posts with a pond at the bottom of the garden being a wildlife haven and here one can hear the stream running along the boundary. To the side of this are fruit trees and fruit cages. There are further secret areas throughout the garden including a quietly positioned paved terrace lower down the garden, edged with flowering beds and concealed from the house by the trees. Gravelled walkways lead through the beds to provide a delightful approach and there are hidden gems in terms of garden layout and plants throughout the garden. In all, about 2¾ acres.
