7 GRAIG HOUSE: The Formal entrance is via a metal gate set into cut stone pillars. The sweeping gravel drive gives access to the Coach House and encircles a large level lawn in front of the main house. A substantial sixty meter screen wall separates Graig House and the outbuildings. To the North is an attractive walled and paved courtyard with alcove which can be accessed from the kitchen. There are also two former grassed tennis courts and a top terrace enjoying outstanding and far reaching views towards Monmouth. A ha ha wall to the south also provides further views concealing a slope that runs down to a small wooded valley with a meandering stream. THE WORKSHOP: Two storey and stone built with corrugated sheet roof, large single wooden door with adjacent metal sheeting, sashed and curved topped window inset into screen wall. WELL HOUSE: Set on the north side across the lane opposite the house, built of red brick with a pyramidal slate roof. Boarded window to front with timber sill. OUTBUILDINGS: Access to the six main outbuildings is from the formal entrance, a cobbled path at the rear of Graig House and an additional wrought iron gate out to the public highway. There is an extensive cobbled courtyard that connects them and they are as follows: SERVICES: Mains electricity and oil fired central heating. Private water supply and private drainage via a septic tank. THE COACH HOUSE: Largest of the outbuildings and adjoining the screen wall, it dates back to early 19th Century and is constructed in red sandstone with a slate tiled roof. Accessed from a pair of doors and arched doorway to the front and stone steps to the first floor door at the rear. Windows to front and rear, three main rooms downstairs with lobby, room and storage areas upstairs. There are many original features including a brick fireplace, flagged and bricked floor, wooden boarded horse stalls, cut iron stall posts with ornate horse heads, decorative glazed tiling, a cantering horse weathervane and a semi-circular window with views down to the stream and countryside beyond. DIRECTIONS: From Monmouth take the B4233 past the Rockfield estate. After two and a half miles take the right turning on the B4237 signposted Newcastle. Follow this road for approximately four miles and then take the left turning (on a sharp right hand bend) signposted Cross Ash. After two miles turn left at the T-junction signposted Cross Ash. Continue for one mile where you will enter the village of Cross Ash, pass the redundant petrol station (on right) and take the next right signposted Grosmont. After the village school (on left) turn right and continue alone this lane on your right the entrance to Graig House can be identified by the metal gate set into stone pillars with the property name plate on the left pillar. THE SALTING COTTAGE: Two storey stone built building with corrugated sheet roof and stone flagged floor. Consists of four areas, the first with two large Salting Stones on brick pillar bases, the second currently housing the oil tank with chimney, fireplace and similar Salting Stone and two further storage rooms, one upstairs with limited access. THE CRUCK BARN: A late medieval stone built barn with original cruck roof trusses and exposed timbers and part corrugated sheet roof. High level window to the rear and evidence of further blocked off windows including an arrow slit window. Adjoining two storey calf shed and further storage rooms. THE DAIRY: Stone built to three sides with a modern breeze block wall to the front and a single pitched corrugated sheet roof. Two windows to front and rear, door to side via stone steps, two doors to the courtyard, adjoining storage room with wooden door and metal window.
