2 Situation The New York Industrial Estate is situated in the Silverlink area of Shiremoor close to the Atmel Semi Conductor Factory and also the Cobalt Office Park. The estate lies approximately half a mile from the main Silverlink Intersection being the junction of the A19 and the A1058 giving access to the Tyne Tunnel entrance (1 mile south) and Newcastle City Centre (7 miles west). Description The premises comprise a detached steel portal framed factory unit constructed in 1997 which is fronted by a two storey office block. The main factory area has an internal clear height of 6 metres and reinforced concrete floors throughout. The external walls are of brickwork and insulated profile steel cladding and the roof is double pitched and also of insulated profile steel sheet construction, incorporating double skin translucent rooflights to approximately 10% of the roof area. The office block is predominantly of cavity brickwork construction with double glazed windows and an insulated profile steel sheet roof. Internally, it is divided up to provide a series of private and general offices together with Male & Female WC accommodation. The offices have suspended ceilings throughout, carpeted floors and painted, plaster walls. Externally, the property benefits from two yard areas, one of which will be retained by Victor Products in the event of a letting of part of the building, the other being exclusively available for the new tenant. On-site car parking is provided to the front of the main office area and a much large car parking area to the south of the factory. Services The property benefits from all mains services including a 750 KVA three phase electricity supply served by an on-site sub-station. Lighting to the premises is by way of fluorescent strips to the office area and low bay sodium units to the factory area. Heating to the offices is by way of a low pressure gas fired boiler serving panel radiators and the factory area is heated by way of gas fired recirculating warm air blower units. Following the sub-division of the building, the ingoing tenant will be provided with submetered supplies of all services although heating costs for the offices will be shared through a service charge. Accommodation Our clients are able to offer either the whole building and site or alternatively half of the office and ancillary accommodation and approximately 60% of the factory space. Terms & Conditions The property is available to let either as a whole by way of an assignment of our client s lease or on an under-letting for a shorter term. Alternatively the client will under-let part of the premises as described above by way of a new fully repairing and insuring lease for a term of years to be agreed at a rental rate of 4.75 per sqft per annum, exclusive. In the event of an underletting of part there will be a service charge payable by the tenant to cover maintenance and upkeep of the external common parts, lighting and in the case of the office block, the heating and electrical costs.
