2 Introduction At ilke, our mission is to build better homes in a better way + Desirable, affordable, energy efficient homes that people enjoy living in Björn Conway, Chief Executive Ilke Homes aims to help address the UK s chronic shortfall in affordable housing, creating consistently high-quality, energy-efficient modular homes at scale for the people that need them most. Using precision engineering and inspiring designs, we look forward to working with you to create future homes for families across the UK. The ilke Homes 2018 Housetype Portfolio showcases the range of homes we are building this year from our factory in Yorkshire. Our range now includes 7 NDSS (Nationally Described Space Standard) and M4-2 (Category 2 Accessibility & Adaptable Dwellings) compliant housetypes as well as 8 open market sale house types. The layouts and elevations of our house types open up the opportunity for end customers to customise the layout of their future homes prior to manufacture, for example by offering the choice of open plan living or a separate living room. Our designs and portfolio enable large tenure blind developments to be built using our British modular housing solution in record time, with homes installed at a rate of 2 to 6 homes per crane, per day. As shown on the following pages, ilke homes can be clad in a wide range of traditional and contemporary external finishes and rooflines to suit the local vernacular or to transform and regenerate a site. All ilke homes have a 2.5m floor to ceiling height with large windows as standard which provide excellent daylight. Ilke Homes cost 20% less to heat than other new homes and less than half the cost to run than the average UK home. Acoustic tests have also shown ilke homes to be significantly quieter than traditional new builds. Our homes are fully mortgageable with all the standard warranties available including NHBC Buildmark and BLP Secure. We will release our Apartment Portfolio later this year, which will showcase our solutions for low rise (initially up to 4 storeys) apartments, duplexes and bungalows adding a further 4 NDSS compliant housetypes and two private sale/rent apartment types. 3 2018 Housetype Portfolio Example scheme layout A wide range of housetypes and internal layouts are available to deliver a range of schemes from small infill sites to large developments that meet different tenures and standards. This includes homes designed for open market sale and private rent as well as those which meet Nationally Described Space Standard (NDSS), London Housing SPG (2016) and ADM4(2). 14 Introduction to our upcoming Apartment Portfolio We will release our Apartment Portfolio later this year, which will showcase our solutions for low rise (initially upto 4 storeys) apartments, duplexes and bungalows. Building better homes in a better way 26 27
15 External Finishes As shown on the previous pages, ilke Homes can be clad with a wide variety of through colour render, cladding board, brick slip, stone slip or even tile options to create bespoke façades to suit the local vernacular. The layouts and elevations are designed to enable flexibility of internal layout for differing tenures and also deliver different styles without the need for a different structural design. For example, with the addition of an infill section to the lower parts of contemporary window designs, more traditional designs can be created. Integrated low pitch or flat roofs can be transported as part of the top floor. A selection of roof modules are also available to deliver other traditional roof designs (hipped, duo gable, dormer) and contemporary roof designs (asymmetric, M shaped or double fronted gable, butterfly). A wide range of roof tiles and finishes can be applied to ilke Homes. Factory installed, roof integrated solar PV systems can be added to bring the homes up to the Zero Carbon Homes standard. A wide range of windows, external doors, fascias and soffits can also be selected to complement the façade design. Canopies, porches, bay windows and other bolt-ons can also be added to further animate the façade. The large rear french doors and side lights could also be upgraded to sliding or bi-fold doors. 16 Internal Finishes Ilke Homes offers standard and upgraded internal specifications which are factory fitted. Our standard specification includes: Integral tiled, pitched roof as standard. Through colour render with limited brick slip detailing. White upvc windows including trickle vents, external doors, fascia and soffits. Symphony kitchens with 38mm Postformed worktop, 15mm carcase, Single bowl stainless steel sink, Bristan sink mixer, Stainless steel conventional oven, Indesit stainless steel gas hob, Recirculating extract hood 450mm high integrated unit door. Space for dishwasher, fridge-freezer and washing machine. Twyford sanitary ware with Bristan taps. Tiled splashback to basins & around bath, full height to en suite shower enclosure. Window cills, primed 22mm thick MDF moisture resistant, bullnosed on front edge and returns, 14.5 x 95mm once rounded MDF skirting and 18 x 44mm pencil round architrave. All walls and ceilings primed and finished with 2 coats of emulsion. 15mm plasterboard, tape filled and sealed finish. Ideal Logic combination boiler with stelrad radiators. Schneider white plastic pendant fitting, switches and sockets, telephone and TV points. Ilke Homes are happy to discuss this specification with clients. We are able to deliver homes fully finished including floor finishes, white goods, fixtures and fittings. We have also fitted out homes as show homes in the factory and transported them with all furniture in to accelerate show home opening
17 Technical Specification Ilke Homes offer an off-site, volumetric, low rise, medium density housing range; delivering 2 and 3 storey homes and apartments of upto 4 storeys for all forms of sale and rent. Ilke Homes arrive to site, almost fully finished internally and externally including the option of a low pitched roof integral to the top floor module with only minor finishing details to complete on site (rainwater pipes, external fixtures, porch, services connections and module joints). This enables the installation of 2 to 6 homes a day with just minor site works to complete following this. Ilke Homes has a range of products which have been designed to comply with the Nationally Described Spaces Standards, London Housing SPG (2016) and Approved Document Accessibility to M4(2): Category 2 Accessible & Adaptable Dwellings. All Ilke Homes have a 2.5m floor to ceiling height with large windows as standard which provide excellent daylight. Layouts and elevations are designed to enable flexibility of internal layout for differing tenures: e.g. our 2 storey, 80m² home can be both an NDSS compliant 2 bed 4 person home (for Social or Affordable Rent) or a 3 bed 5 person home with master en-suite (for Open Market Sale and Private Rent). Most housetypes offer the opportunity for full open plan living to the ground floor or the potential to add a partition to provide a separate living room. Site works for ilke Homes are carried out by partners to suit client requirements. This includes the installation of a meter-box pillar in-front of the homes which houses the incoming services connections. Warranty Cover: All Ilke Homes are mortgageable and covered with two comprehensive warranties; Our comprehensive 2-year fixtures and fittings warranty as standards as well as, The Industry standard 10 year NHBC Buildmark warranty or Building Life Plans (BLP/BOPAS) which are accepted by all major lenders. Ilke Homes have worked very closely with NHBC over the past 18 months and are hoping to roll out an overarching system approval for the UK over the next few months following the review of a number of site installations by NHBC. NHBC Buildmark Choice is also available when you choose an Ilke Home which can provide Registered Providers with a 10 year warranty plus 2 years insolvency cover, if required. The Ilke Homes product has undergone rigorous reviews under the Building Off-site Property Assurance Scheme which included process and quality reviews by Lloyds Register and 60 year durability and maintenance assessments by Building Life Plans (BLP). Local Authority Building Control (LABC) have carried out Building Control Approval for the ilke units to date. Further enhancements: Ilke Homes have a high base specification, exceed building regulations and traditional construction as standard. Beyond housetype, internal layout, internal and external specifications and finishes. Acoustic testing has shown ilke Homes to be a third quieter than traditionally built homes. All ilke Homes will have significantly lower running costs than traditionally built new homes and due to the high performance envelope with factory built quality control, ilke Homes will have lower expected running costs than traditionally new build homes: UK average existing home = 1,123/yr (OFGEM Jan 2018: large suppliers average dual fuel bill 2016). Traditional new build = c. 400/yr (based on SAP calcs for typical semi-detached house). Ilke homes (no PV) = 348/yr (based on SAP calcs for typical semi-detached house)
