3 Osprey Close is a new small private development in former back gardens behind Belswains Lane at Nash Mills, between the town of Hemel Hempstead and Kings Langley Village. There is a mix of 2, 3 and 4 bedroom homes all constructed to a very high standard with excellent specification, by local developer E J Waterhouse & Sons Ltd. Nash Mills is so named after the Paper Mills that used to form the major industry locally. Although the old Paper Mills have now been replaced by new housing, there are many historical reminders, in particular John Dickinson s main residence, now occupied by Abbots Hill School, and the Apsley Paper Trail. The location is excellent with all amenities close at hand. Although the towpath gives immediate access to the local Sainsbury supermarket and Apsley Marina, also nearby is the village of Kings Langley. Whilst St Albans City and Watford Town centres are both a short drive. The countryside is also close at hand via Bunkers Lane, or alternatively there are pleasant walks along the adjacent canal. The Railway Station at Apsley (a short walk away) provides a fast service (30 minutes) to London Euston. Access to the M1 (Junction 8) or the M25 (Junction 20) at Kings Langley are also both accessible within 5 minutes.

4 OSPREY CLOSE Specifications & Features Comfort and Convenience Construction is traditional brick and block, with high levels of thermal insulation in the ground floor, external walls and roof. All windows are white UPVc weather-stripped, double-glazed casement style throughout. Additionally the properties are built to Robust acoustic insulation details, over and above the minimum building control standards. Heating and hot water is provided by the highefficiency gas condensing boiler. Mains pressure hot water is provided to all fittings, by megaflow tank * or combination boiler. * The heating temperature is controlled via a central thermostat, and thermostatically controlled radiators to all rooms. There are built in wardrobes where indicated on plans. Security and Peace of mind Mains wired smoke detectors are fitted in all houses. All windows are fully lockable, with three point locking patio and front doors. Each property is provided with a 10 year NHBC new home warranty. The property is inspected throughout the build by both the NHBC and local Building Control to ensure it complies with all building regulations and NHBC standards. Electrical Telephone and TV points are provided to living room, family room and bedrooms. TV points provide for digital reception and accommodate sky digital & sky+ through the individual dish/aerial. There is generous power point provision throughout the house. The Kitchen This has been designed to provide a stylish, modern and practical working environment. High quality contemporary gloss units are complemented with a duropal, crystal stone laminate worktop and splash-back upstand**. A choice of porcelanosa ceramic floor tiles is available. Plots 4-7 have a built in fan oven, 1-3 have built under single ovens, with stainless steel 4 or 5 ring gas hob, backsplash and integrated extractor hood. Additionally all kitchens have a fully integrated dishwasher, fridge/freezer, microwave, and washing machine, with a stainless steel sink and chrome plated mixer taps. Under wall unit lighting is provided in addition to ceiling down lighters.

5 Bathrooms Bathrooms are fitted with white back-to-wall WCs and contemporary basins, finished with chrome-plated fittings. Thermostatic shower mixers are provided to all shower enclosures. There is full height Porcelanosa tiling to bath/shower areas, with complementary tiling to other wall areas. Chrome plated heated ladder towel rails and white down lighters. Doors Internal doors are all flush-style white oak veneered, with modern chrome plated ironmongery. Main external doors are composite traditional four panelled, finished black, with chrome plated ironmongery. Decorations All walls and ceilings are smooth plastered. There is coving to all rooms, where practical, except bathrooms & WCs. Walls are decorated in matt finish almond white emulsion paint, ceilings white. Skirting, architrave etc. are painted satinwood white External 3 A generous patio area is provided for all houses where indicated. Rear gardens are finished to lawn, with front areas turfed and planted. Communal areas will be turfed and planted, with landscaping and fencing to the approved planning scheme. Garages, parking and visitors spaces are all noted on the layout plan. Programme allowing there are choices to kitchen finishes and ceramic tiling available.
