4 LOCATION & PARTICULARS ADDRESS Hill Park Hill Park Hill Park Brae Munlochy IV8 8PL DIRECTIONS Driving North on the A9 from the Kessock Bridge, turn right onto the B9161 signposted to Munlochy, continue for 2.9 miles on the B9161 into the village of Munlochy and turn left onto Station Brae. After 0.3 miles turn left into Hill Park Brae, carry on to the end of the road and turn right at the T-junction. Hill Park is at the end of the road. Driving South on the A9, take the 1st exit at the Tore roundabout onto the A832 signposted Fortose and Cromarty, after 2.7 miles (about a third of a mile past the Clootie Well) turn right into Station Brae, then after 0.1 miles turn right into Hill Park Brae, carry on to the end of the road and turn right at the T-junction. Hill Park is at the end of the road. 5 Hill Park Specification CONSTRUCTION Walls are of a timber frame construction with blockwork external leaf finished in roughcast. Houses will have complementary pre-cast features. Roofs will be finished in a plain concrete tile, roofline will be grey painted timber and downpipes and gutters will be black upvc. The ground floor will consist of an insulated concrete floor, boarded with a suspended chipboard finish. The first floor will be timber joisted with chipboard flooring. External openings will be high performance PVCu windows in white with composite external doors finished in grey. EXTERNAL FEATURES Driveways are finished in porous tarmac with paths to front and rear doors. Gardens will be turfed at the front, rear gardens will be rotovated topsoil with paving slabs leading to a rotary drier. Rear gardens will be enclosed with 1.8m high timber fences. Gardens will be graded to the natural contours of the land and may contain slopes. Photovoltaic Panels are included as standard with any available feed in tariff in line with government guidance being transferred to the homeowner. INTERNAL FEATURES Heating & Hot Water will be provided by an energy efficient wet system, sealed and pressurised with thermostatically controlled radiators (heated towel rails in bathrooms and en-suites) and high efficiency hot water cylinder. The Eathie and Rosehaugh II will have energy efficient electric boilers, with all other house types having energy efficient oil fired boilers with tank and base. TV & BT points are provided in the lounge with ample power sockets throughout. Shaver points are provided in all en-suites and bathrooms. Central ceiling pendant lights are provided in all rooms and external lighting is provided at the front and rear door. Kitchen & Utility Rooms will include a choice from an extensive range of quality cabinets, worktops, matching upstand and stainless steel splashback with a stainless steel 1 ½ bowl sink and monobloc mixer tap. A stainless steel single electric oven, ceramic hob and extractor will also be provided. Utility rooms where present will include units and worktops to match the choice of kitchen with a single bowl sink and pillar taps along with plumbing and electrics for a washing machine and tumble drier. Where no utility room is present plumbing and electrics for a washing machine will be provided in a designated space in the kitchen. Revision

6 Hill Park Specification Bathrooms will include a selection from an extensive range of vanity units, white sanitary ware, chrome taps and pop-up waste. In bathrooms where no en-suite is present a thermostatic shower valve and shower screen will be provided over the bath. Baths in house types which include an en-suite will include a mixer shower and shower screen over the bath. Shower Rooms will include a selection from an extensive range of vanity units, white sanitary ware, chrome taps and pop-up waste, a shower tray with screen and thermostatic shower valve. En-suites will include a selection from an extensive range of vanity units, white sanitary ware, chrome taps and pop-up waste, a shower tray with screen and thermostatic shower valve. Cloakrooms will include white sanitary ware with space for a future shower where appropriate. Ceramic Tiling will be a single row from an extensive choice behind wash hand basins, and to full height in shower areas or around baths where showers are fitted. Decoration will be two coats of Magnolia to walls of all rooms with the exception of bathrooms, en-suites and WCs which will be finished in white. Ceilings will be finished smooth with white emulsion and all woodwork will be finished in white satin wood. There will be coving to the lounge and ground floor hallway. Internal doors will be satinwood white wood grain with brushed chrome ironmongery. Wardrobe doors will be sliding mirrored doors or hinged to match room doors.
