4 Computer generated image Historical Note Tughall has a long and important association with the Barony of Alnwick. Its Chapel had fame as resting place for the body of St Cuthbert on its journey from Holy Island to Durham in the 11th Century and the medieval township has been described as a natural resting place on the road to Scotland. King Edward I stayed there in his famous venture northwards in 1292 and records show Tughall as being possibly one of the most important and lucrative mills of the Barony of Alnwick outside the burgh of Alnwick. Over the centuries, there have been a number of families occupying Tughall Mill which is an ancient, well documented and unique property that has been in the same ownership for over 700 years. 5 Situation Northumberland is renowned for its spectacular coast line. Tughall Mill enjoys just under 1 mile of unspoilt coast with superb views out to sea. The Mill is just over a mile as the crow flies south of the popular seaside village of Beadnell where there is a good range of local services including village shop, post office, hotels and 2 public houses. A wider range of services are available in Seahouses (4 miles) including primary and middle schools. 13 miles to the south is Alnmouth station on the main east coast line with an intercity service north to Edinburgh and south to Newcastle and London whilst the A1 provides an excellent road link. 2 miles to the north west of Alnmouth station is Alnwick which also has a good range of services, as well as being a town of great historical importance and the seat of the Duke of Northumberland. This part of Northumberland is well known for the excellence and variety of sport and leisure facilities which it can offer. Tughall Mill is a good base from which golf, water sports such as sailing, walking, country sports, squash, tennis and swimming can all be enjoyed. Directions From Alnwick, head north on the B1340 passing through the villages of Rennington and Christon Bank. At the junction with the B1339, turn left and proceed for approximately miles at which point, the road turns sharp right. The entrance to the private track leading to Tughall Mill appears on the right hand side, approximately a third of a mile after the sharp right hand bend. Description Tughall Mill, which forms a most attractive small estate extending to approximately acres, is in a marvellous setting surrounded by fertile farmland on the banks of the Long Nanny burn that joins the Brunton burn just before the latter flows into the sea. Along the eastern side of the Estate are Tughall Mill Links and a wonderful beach that stretches for approximately 0.8miles from Beadnell Harbour in the north to Snook point in the south. The views from the beach and dunes are breath-taking. Unusually, the foreshore on the farm is not owned by The Crown and rests with the owner of Tughall Mill. Accessed by a private farm road, Tughall Mill is set back from the beach on the western boundary of the Estate. The steading s focus are the fine redundant former mill buildings which have full planning permission to be developed into a substantial house providing spacious and flexible family accommodation (which a purchaser may wish to modify). Detailed drawings may be obtained from the Joint Selling Agents (Northumberland County Council application number 11/00402/FUL dated 9/6/11). There is also an alternative scheme for five individual residential units (application reference 07/B/0444). To the south of the mill buildings is a detached brick bungalow (unoccupied) containing an entrance lobby, shower room, kitchen, hall, sitting room, 3 bedrooms and a bathroom. The majority of the farmland and dunes are currently let on a farm business tenancy (FBT) terminating in March 2017 producing an annual rent of 9,000. Up to 25% of the land can be resumed in any one year of the term of the tenancy. Beadnell Bay is home to a nationally important colony of Arctic Terns, with some Little Terns amongst them. As well as seabirds this coast is well known for the seals that frequent it. (See floor plans for room layout and dimensions) Sporting Rights The sporting rights are in-hand and included in the sale. There is considerable scope for rough shooting based on the wetland and wooded areas. The Brunton and Long Nanny burns enjoy an extraordinary periodic run of sea trout whilst the salmon netting rights rest with Northumberland Estates. In that the foreshore is owned, the salmon netting rights are also included in the sale.

6 Timber Entry Environmental Issues Viewing All standing and fallen timber is included in the sale. Site of Special Scientific Interest Tughall Links (also known as Newton Links) are registered as a SSSI. There is currently no management agreement. Environmental Classifications Tughall Mill Farm is in or forms part of the following North Northumberland Heritage Coast Northumberland Coast Area of Outstanding Natural Beauty Site of Nature Conservation Importance The National Trust There are covenants in favour of The National Trust prohibiting any development on the dunes. Rights of Way The path along Tughall Mill Links, running from the north to the south of the property, is a public right of way. However, the access road to Tughall Mill is not a public right of way. Services Tughall Mill has mains water supply and drainage is to a septic tank. Electricity is currently provided by a generator, although a mains connection will be possible. These services have not been tested and therefore there is no warranty from the agents. Outgoings Tughall Mill bungalow Council Tax Band C By arrangement.
