DESCRIPTION Jacobs Farm is a Grade II Listed property which is believed to have origins dating from the mid-14th century, although has been greatly extended over the years and re-faced in the mid-18th century with later additions. The house is approached via a network of country lanes with two oast house cottages at the head of the tree-lined driveway leading up to the main house. Also there is a pair of semi-detached cottages and a range of farm buildings near the entrance to the drive. The house is constructed of brick, with a tile hung front facade under a tiled roof. It is centrally located within its own land, with fabulous southerly views across the open countryside. The property has been in the same ownership for 47 years, and could now benefit from being updated. An oak front door with covered canopy to entrance hall with quarry tiled floor, wood panelling to dado height, staircase to first floor. Inner hall/study area leads to the drawing room with exposed floorboards, good ceiling heights and large sash windows overlooking the beautiful gardens, grounds, and countryside beyond.

6 THE ESTATE The estate extends to about 78.6 acres and surrounds the main residence. The immediate garden amounts to some 3.5 acres. There are approximately 39 acres of pasture and of particular note is the Park Field, which the house overlooks, with its mature trees including a magnificent Cedar of Lebanon, mature oaks, beech and mountain ash. An additional 9.8 acres are currently laid to arable. The 26.4 acres of woodland are also a wonderful feature with a fine array of bluebells and wood anemones, oaks, beech and chestnut coppice, all interwoven with pathways. In all about 78.6 acres.
