The severed and retained lands do not comply with the minimum lot frontage requirements. The Planning Department conducted a site visit with photo documentation on August 6, The subject lands are developed with a single-detached residential home on an irregular-shaped lot which has frontage onto Dorengate Drive. The exterior side yard of the property has a considerable negative slope towards Islington Avenue. The applicant is proposing the creation of a new residential lot in a R1 Residential Zone, together with variances for reduced lot frontage for both the severed and retained lots. The Owner has revised the proposal increasing the size of the severed lot, which now complies with the R1 lot area requirements as confirmed by the Building Standards Department. 44 Page 2 of 2 form. The proposed lots are pie shaped which are the most narrow where the lands have frontage onto a cul-de-sac (Dorengate Drive). The reduced frontages are similar to the adjacent residential property to the east. A portion of the retained lands are designated Natural Areas by the VOP 2010 and are regulated by the TRCA. The developable area of the retained lands ensures the location of new development will not negatively impact the streetscape of the surrounding neighbourhood. The Planning Department can support the merits of the proposal provided the Owner can meet all conditions outlined by the Development / Transportation Engineering and Building Standard Departments respectively. The Planning Department is of the opinion that the proposal meets the intent of the Official Plan and the consent criteria stipulated in Section 51(24) of the Planning Act. Cultural Heritage Division Comments: The Planning Department is of the opinion that the proposal is minor in nature, meets the intent of the Zoning By-law, and is desirable for the appropriate development of the land. 1. Cultural Services has no objections to the above noted applications, and; 2. The subject parcels of land lie in an area identified as a being of high archaeological potential in the City s database of archaeological resources. As such, the owner is advised that the following standard clauses apply: i. Should archaeological resources be found on the property during construction activities, all work must cease and both the Ontario Ministry of Tourism, Culture and Sport and the City of Vaughan s Policy Planning and Urban Design and Recreation and Culture Departments shall be notified immediately. ii. In the event that human remains are encountered during construction activities, the proponent must immediately cease all construction activities. The proponent shall contact the York Regional Police Department, the Regional Coroner and the Registrar of the Cemeteries Regulation Unit of the Ministry of Consumer and Business Services. Comments: The subject lands have frontage on Dorengate Drive. The retained lot has service connections for the watermain, sanitary and storm sewers located on Dorengate Drive. The Owner shall provide Servicing Plan(s) showing the proposed service connections for severed as required at the Building Permit stage. Note that any existing and/or unused services shall be decommissioned at the Owner s expense. Also, the sanitary, storm and water service connections which are not in place on the municipal road allowance to the property line shall be arranged for installation by the City on payment of installation costs by the owner. The conceptual plan should identify all existing and/or proposed services, existing and/or proposed grades and include an acceptable driveway access (with a minimum 4.5 metres curb cut at the street line, and/or in conformity with By-Law 1-88, as amended by By-Law ) for the severed lands, and if required for the retained lands as well. 2. The Owner/Applicant shall enter into an agreement for the relocation of any municipal services with the City of Vaughan, if required, to satisfy all conditions, financial or otherwise, of the City of Vaughan and to the satisfaction of the Development/Transportation Engineering Department.

We have reviewed the proposed Consent Application and have the following concerns (attached below). PowerStream has received and reviewed the proposed Consent Application. This review, however, does not imply any approval of the project or plan. All proposed billboards, signs, and other structures associated with the project or plan must maintain minimum clearances to the existing overhead or underground electrical distribution system as specified by the applicable standards, codes and acts referenced. In the event that construction commences, and the clearance between any component of the work/structure and the adjacent existing overhead and underground electrical distribution system violates the Occupational Health and Safety Act, the customer will be responsible for 100% of the costs associated with PowerStream making the work area safe. All construction work will be required to stop until the safe limits of approach can be established. In the event construction is completed, and the clearance between the constructed structure and the adjacent existing overhead and underground electrical distribution system violates the any of applicable standards, acts or codes referenced, the customer will be responsible for 100% of PowerStream s cost for any relocation work.
