FOUNDATIONS AND STRUCTURE Reinforced concrete footings and beams, type HA-25, with a strength of 250 kg/cm2, and structure of reinforced concrete pillars and infill slabs of ceramic plates with reinforced concrete capping, as per TECHNICAL BUILDING CODE. ROOF Accessible flat roof with 3cm sprayed polyurethane foam heat insulation, cement capping laid to falls, 4 kg asphalt based waterproofing ESTERDAM SBS-40-P, from DANOSA, coated with cold asphalt based paint, protective cement layer and finished with non-slip tiles or gravel chippings on non-accessible areas. EXTERIOR WALLS The exterior walls are made of two layers of 12cm thick lightweight brickwork with insulated cavity, rendered externally and plastered internally. The total width of the exterior walls is 30 cm. INTERIOR WALLS The interior walls are 7 cm or 10cm thick brickwork laid with cement mortar P-350 in a 1: 6 ratios. The staircase is made of brick with cream marble steps and metallic railing and wooden handrails. PLASTERING AND CLADDING The external vertical surfaces, roof and eaves are rendered with fine cement mortar in a ratio of 1:6. The interiors walls and ceilings of the property are plastered with carlite plaster. Plasterboard panels are used in the false ceilings where necessary. The kitchen is partially tiled with ceramic tiles. Bathroom walls are partially clad with marble walls ceramic tiles fitted with tile cement. FLOOR TILING The interior flooring is best quality cream marble tiling to all areas with skirting boards of 7 cm in the same material. Kitchen floors are ceramic tiles laid on a cement bed. Non-slip ceramic tiles are laid on the salon and roof terraces. Windowsills in ceramic tiles with rain drip fixed over a mortar base over waterproof barrier with asphalt sheet 4 kg, with protection. Door steps to all exterior doors of natural limestone. Kitchen top in granite.

19 Building Specifications EXTERIOR METALLIC CARPENTRY The exterior metallic carpentry is white aluminum. Wrought iron balustrade on interior stairs including wooden handrail. OPTION of glass balustrade. WOOD CARPENTRY The entrance doors are reinforced safety doors varnished on both sides. Smooth wood veneer internal doors 2.10 m high, with a timber door frames and architraves with stainless steel fittings and door furniture. Sliding Wardrobe doors in the same material and characteristics as the internal doors. The wardrobes interiors are fitted with drawers, hanging rails, and divisions. The bathroom and bedroom doors have locks. The pergolas on the roofs and car-ports are made of reinforced concrete pillars and beams. PLUMBING, DRAINAGE AND FIXTURES Siphon Traps in all bathrooms and toilets, with top quality chromed brass screw caps. Hot and cold water piping in copper with upvc drain pipes linked to interior drainage system Hot water via an electric immersion hot water heater. Bellavista vitrified white porcelain Sanitary ware. Hansa chrome mixer taps or similar. GLASS mm. Climalit reflective glass double glazing throughout. Mirrors over the washbasins. Shower screens and doors in laminated safety glass. PAINT The exterior paint a primer and two coats of plastic paint, including all walls and ceilings. Interior walls and ceilings to be primer and two coats acrylic Paint applied after initial preparation. Oil based paint on external and internal metal fittings, after application of red oxide primer to prevent rust. ELECTRICITY All cabling and installation in accordance with Spanish regulations Switches from, JUNG white finish. Recessed ceiling lamps, down light, LED in bathrooms. Video intercom from FERMAX or similar. TV and telephone outlets in all main rooms. TELEPHONE INSTALLATION A closed telephone and internet wireless circuit is installed in the living areas and bedrooms, in compliance with the current regulations.

20 Building Specifications AIR CON INSTALLATION Air conditioning is provided by centralized air conditioning hot and cold, reversible unit. System consisting of internal unit supplying all rooms with an external unit installed on the roof terrace or to the side walls in the gardens. KITCHENS AND CELLAR Fully equipped kitchen fitted with low and high level cabinets finished in wood veneer. Granite kitchen work tops with stainless steel single sink unit. The equipment includes electric oven, cooking hob, refrigerator/freezer, dishwasher, extractor and microwave oven. Appliances from Bosch or similar.
