53 RESIDENTIAL MARKET REVIEW RESIDENTIAL ANALYSIS An analysis of major capital cities for the December 2014 quarter identiies the comparable afordability of the Gold Coast units market. he Gold Coast Local Government Area (LGA) had a median unit priceof $360,000 at the end of December 2014, being $60,000, $115,000 and $250,000 more afordable than Brisbane, Melbourne and Sydney respectively. hese igures equate to a price diference between Sydney and Gold Coast units of 41 per cent, Melbourne 24 per cent and Brisbane 14 per cent. he beginning of 2009 saw Sydney, Melbourne and Brisbane unit prices show sustained growth through to mid-2012 when they stabilised and began another period of growth. he Gold Coast has lagged behind these growth periods to a certain extent but as prices in other cities escalate the afordability of the Gold Coast is gaining attention. his is promoting greater market interest and activity from interstate and international investors into the Gold Coast. RENTAL ANALYSIS Signiicant infrastructure investment continues to connect Southport to other areas of the Gold Coast while employment growth will spur demand for low-maintenance rental properties ofering premium amenities. It is expected this will drive rental prices within the Southport Catchment. he majority of new apartments advertised for rent in Southport are one and two-bedroom with limited supply of three-bedroom product. he Southport Catchment has recorded a 10-year rental price growth of up to 5.5 per cent per annum he Southport Catchment has shown consistent long-term growth, with an average annual growth rate of 3.4 per cent for one-bedroom units, 4.2 per cent for two-bedroom units and 5.5 per cent for three bedroom units over the 10 years to March New and near-new units in the Southport Catchment are achieving rental premiums over established products. One-bedroom units are achieving a median weekly rental rate of $400, which is a $100 premium over established units in the same catchment. New and near-new two and three bedroom units are achieving median weekly rental rates of $475 and $688 respectively. his equates to a premium of $120 for two bedroom units and $228 for three-bedroom units. hese premiums determine the demand and increased value new unit developments have over older established product.
