The intention of EA Aviation is to license use of these premises in line with the strategic aspirations of London Biggin Hill Airport. 2 Landside The first picture shows the main entrance to the complex from landside. There is parking for around 15 automobiles. In addition to the main entrance, there is an entrance to a stores distribution area; double height vehicular access to the larger hanger (Building 204a), an access door to the smaller hangar (building 205) and a fire escape exit from the upper floor offices in building 204a. The second picture shows a wide angle giving the whole landside of the two hangar buildings, 204a and 205. Page 2 of 16

3 Airside The following pictures are taken airside of the hangars. The annex (building 204) is clearly shown, the hangar with the open doors is building 204a, and the hangar with the closed doors is building 205. Page 3 of 16

4 Main entrance The main entrance leads into an Atrium, with double door access to hanger 204a, and stairs up to the office complex. South Wing First Floor Offices The south wing contains office accommodation on the first floor, along with unisex lavatory facilities and a kitchen. The first office on the south wing is a large 14sqm executive style office, with views over the southern part of the airport. Page 4 of 16

5 The next office area is a large 65.25sqm open plan office area equipped with storage; a 4 place workstation and 3 standalone desks and associated furniture. The area has views over the hangar and windows with views over the southern part of the airport. Page 5 of 16

6 Integral to the open plan working area, is a 10.5 sqm executive style office with views over the south of the airport. The final office on the southern first floor wing is self contained, and can be accessed independently of the other offices on the wing. It is a 14 sqm office and currently contains two workstations, with views over the south of the airport. Page 6 of 16

7 East Wing first floor offices Returning to the stairs at the entrance of the building, the east wing on the first floor contains a suite of offices which have independent and exclusive access. The corridor on the east wing has double glazed windows overlooking the hangar 204a. The first office is a standard sized 10.5sqm office fully equipped, with views over the east of the airport. The second is a 14sqm executive style office, once again with views over the east of the airport Page 7 of 16

8 The third office in the east wing is currently furnished as a board room, 15.75sqm with views over the east of the airport. The final office in the east wing is a chairman style executive office suite at 30sqm, furnished with matching cherrywood and red leather furniture, as shown in the next 2 photographs Page 8 of 16

9 The annex. The annex is a much older building, which was once used as a flying club. The offices in the annex are not as luxurious as the east or south wing, and have single glazing as opposed to double glazing. Access to these offices may be limited to external access via the side pathway depending on the requirements of tenants in the south and east wing. The annex has a kitchen, as well as separate wc facilities for men and women. The first office in the annex is a standard 12sqm sized office with views over the south of the airport. The next two rooms in the annex are conjoined at 78sqm, and form the access to the final office suite which is currently let out. This back room has no external views, but is furnished with 4 tables and a corner sofa suite. The front room is light and airy and has southerly and easterly aspects over the main runway with access to a sun terrace and external access to the airside. Page 9 of 16

10 Hangar 204a Hangar 204a was constructed around 8 years ago, and is in excellent condition with scissor type electric doors and a clearance with the doors open of 4.8 metres. The hangar has previously gained part 145 easa approval. It is around 970 square meters of hangar surface, which excludes the workshops and offices which are detailed below: the photograph below is taken from the airside doors, and shows the road access with a roller door, as well as the external access door; bonded storeroom; general workshop. The windows in the wall at first floor level are those in the corridor of the east wing office area. Page 10 of 16

12 The staff rest area in hangar 204a The former avionics workshop The office below has a door onto the avionics workshop and onto the main hangar, and is a large executive style office currently with two desks and associated storage. The final office area in building 204a is large, with room for at least 4 workstations. It also houses a partitioned area with the main electricity and PABX equipment. Page 12 of 16

13 The Bonded Stores area includes a customer service hatch to the corridor which has direct access to landside. Page 13 of 16

14 The general workshop is an open plan area, which was used for spray painting and general metal work. It has windows overlooking the east of the airport. Page 14 of 16

15 Hanger 205 The second hangar, building 205, has some 970 square metres of hangar floor area, excluding storage and the other areas which comprise a mens, ladies and disabled wc as well as 2 store rooms. The hangar is heated. The hangar doors are manual sliding doors giving access to a large apron which has direct access to the Biggin Alpha taxiway. The entrance clearancewith the doors open is 4.85 metres. The first picture shows the wc and storage areas it should be noted that the entire area above these rooms is wired in storage.
