General Project Description 1.1 GENERAL EZ 246 (unit identifier), KG KAISERMUHLEN (cadastral identifier) Nauschgasse 4 4 apartment buildings will be built on the property: HOUSE at NAUSCHGASSE 4 - STAIR # 1 10 apartments HOUSE at NAUSCHGASSE 4 - STAIR # 2 9 apartments HOUSE at NAUSCHGASSE 4 - STAIR # 3 8 apartments HOUSE at NAUSCHGASSE 4 - STAIR # 4 7 apartments The residential complex will have an underground car park in the basement, which can be accessed from Nauschgasse. The underground car park will have 33 parking bays of different sizes for passenger cars and an area reserved for motorcycles. Including the ground floor, each house will have four floors and a lift going from the basement all the way to the fourth floor. 1.2 ACCESS Access to the property will be from Nauschgasse. A direct walkway will lead from Nauschgasse directly to the two buildings on the eastern side of the property, whereas a path through the central garden area will lead to the two buildings on the western side. Access to the individual apartments inside the houses will be via the main staircase or, as the case may be, the lift. The storage rooms one of which will be allocated to each of the apartments, the baby carriage and bicycle rooms, the car park, utility rooms as well as the machine control room for the service unit will be located in the basement. The apartments on the ground floor will each have their own garden and the property will include a children s playground. 1.3 DISPOSAL FACILITIES Waste water will be discharged directly into the public sewer system. Most of the rain water from the roofs will be conducted to the public sewer system. In the garden facility and the related paved areas (e.g. terraces), surface water will be allowed to seep into the ground. 02

3 2. Structural Specifications and Amenities SYSTEM Structural support: solid construction. OUTER WALLS Basement: reinforced concrete walls, perimeter insulation in the plinth area; ground floor to uppermost floor: approx. 18 cm reinforced concrete walls, in acc. with structural requirements, exterior insulation finishing system, external rendering in acc. with the specifications of Vienna s Municipal Department 19 (MA19). WALLS SEPARATING THE APARTMENTS 18 cm solid partition walls in accordance with standards of building physics, boarding: plasterboard, primed PARTITIONING WALLS non-bearing walls: 2x double-layered, primed plasterboard; bearing walls: reinforced concrete walls as required for structural stability, primed CEILINGS Reinforced concrete as required for structural stability and in accordance with the standards of building physics, primed. Ceilings in the apartments approx m in height (with the exception of areas with suspended ceilings, apron blankets, etc.). FLOOR CONSTRUCTION Floor fill, footfall sound insulation, separating layer, screed for underfloor heating, in compliance with building physics requirements. ROOF CONSTRUCTION Back-ventilated tin roof, colour in accordance with specifications defined by the architects and Municipal Department 19 (MA19). BALCONY All balconies will be thermally separated in their construction. Handrail: streel construction (in acc. with MA19 s specifications). Colour and design in acc. with architects requirements. Drainage via outside rainwater downpipes, colour in accordance with architects specifications. TERRACES The terraces will be approx. 26 cm higher than the apartment floor. As the plan indicates, a single parquet step will be built on the inside of the door to the terrace. To ensure barrier-free access at a later stage, areas for the installation of mobile hoisting systems as required by the Vienna Building Code will be designated. Handrail: steel rail, drainage via outside rainwater downpipes. Colour and design in acc. with architects requirements. CASEMENTS AND TERRACE DOORS Plastic-aluminium windows with doubleglazing insulation in acc. with the standards of building physics; inside colour: white; outside colour: in acc. with specifications of architects or MA19; terrace doors: turn-and-tilt doors, inside window sill: composite wood plate in white; outside window sill: tin, colour in accordance with the architects specifications. Mushroom-head locking points in the ground floor with lockable window handles 03

4 SUN PROTECTION Branded top-mounted sun protection for windows and terrace doors: electrically operated blinds and wind sensors. Ground floor: electrically operated topmounted roller shutters. INSIDE DOORS Quality branded solid-core door leaf (tubular chipboard inside) in wood frame sash with single rabbet, colour: white. Door opening 80/200 cm; door to the storage room: 2 ventilation grids (plastic); standard aluminium door handle; with bathroom/wc fittings in wet rooms (WC and bathroom). ENTRANCE DOOR TO APARTMENT High-end branded security door: security door leaf with multiple lock system and wooden sash, with single rabbet, colour: white; resistance class WK2; door opening 90/200 cm; standard aluminium door handle with name plate and spyhole. VENTILATION Bathrooms and WCS without windows to the outside will be aired by mechanical ventilation via the roof; the system will be activated by a switch with time-delay relay and, in the bathrooms, by a control unit via a hygrosensor; outlet for fume hood will be available in the kitchen. COMMON OUTDOOR AREAS Netting wire/fence plinth will separate the common outdoor areas from the private gardens and the walkways. Lawn will be planted in all remaining unsealed areas as well as the replacement plants specified in the official notice of Municipal Department 42 (MA42). Asphalt walkways will have concrete edge strips. COMMON OUTDOOR AREAS Children s play area: In accordance with the Vienna Building Code, a children s play area with related facilities will be provided in the common outdoor areas. General house entrances: asphalt flooring with concrete edge strips. Bollards will provide the outdoor lighting along the walkways. A dimmer on the zone distributor will be available to control the outdoor lights. Outdoor lights will be powered by the nearest general electrical room (distributor). Common staircase: entrance doors to houses: aluminium portals, vertical stainless steel handle bar on the outside; colour: powder-coated or anodised in accordance with the specifications of MA19. Floor covering: porcelain stoneware 30x 60 cm. Scraper mats at house entrance, outdoor: galvanised gridiron for removal of course dirt; house entrance, indoor: mat for removal of fine dirt, colour: grey; doormats in front of each apartment door. Railing: in accordance with the Vienna Building Code. Lighting according to the plan: surface-mounted lamp. FLOOR COVERINGS Kitchen-cum-living room, bedroom, room, walk-in closet, entrance hall, corridor: glued parquetry, brand: WEITZER WIP 450 natural oak or similar; ship-deck pattern, skirting board: bevelled skirting boards with real wood veneer, to match the parquetry. Bathroom, WC, storage and utility room: high-quality branded porcelain stoneware, format 30x 60 cm. Terrace, balcony: slabs in gravel bed. 04

5 WALL COVERINGS Bathroom and WC will be tiled to the ceiling using high-quality porcelain stoneware, format 30x 60 cm; other wall surfaces will be painted in white using emulsion paint. FLUE On the top floor: room-sealed flue; each apartment will be equipped with one outlet for an 8 kw oven. Platforms must be provided in the area of the flues to allow for the installation of solid fuel ovens. The dedicated areas can be seen in the plans and will be designed to carry a max. load of 400kg/sq. m. HEATING Gas-fired central heater with boiler + solar panels on the roof of Nauschgasse 4, stair # 1, in acc. with the house s technical requirements. Rooms will be heated by an underfloor heater. Zone control will be ensured using valves in the distributor. The living room and bedroom will have their own separate room controls. Electrical towel heater elements will be installed in the bathrooms. White in colour, dimensions depending on room available (see plan). HOT WATER The water will be heated in a central hot water heating system located in the basement; consumption will be metred separately for each apartment by the contracted metering utility. The apartment proprietors will be expected to rent the metres. AIR-CONDITIONING Apartments from ground floor to first floor; stairs # 1 and 2 in the top floor: preliminary set-up using empty pipes; the respective proprietor of the apartment will need to make the necessary submission to Municipal Department 37 (MA37) themselves. Installation sleeves above doors or, as the case may be, outdoor dedicated areas acc. to plan. Apartments in stairs # 3 and 4 in DC2: airconditioning using branded indoor split units. Air-conditioning in living room and bedrooms. Outside air-conditioners will be installed on the terraces/balconies as indicated on the plan; installation will be in compliance with the requirements of the Building Code. SANITARY FACILITIES All parts of the sanitary facilities will be mounted onto supports embedded in the walls. Bathroom: washstand: (in acc. with installation plan) LAUFEN washstand, Pro S series or equivalent, dimensions as indicated on the installation plan, plus Grohe Essence New tap; or equivalent. Bath tub: 180 x 80 cm or 170 x 70 cm plus AP bath mixer tap with thermostat control and Grohtherm 1000 Cosmopolitan shower tap; or equivalent, depending on room available. Shower: Ground-level shower with shower drain: position as indicated on the plan, plus wallmounted shower tap with thermostat control, Grohe Euphoria 310 shower system mounted on the wall. Shower glazing: Safety glass, depending on the floor-plan situation. 05

6 WC Wall-hung WC: Washout-style toilet with in-wall concealed cistern by LAUFEN, Pro S series, or equivalent + matching WC lid. Flush plate: GEBERIT Tango - or equivalent. Washbasins: LAUFEN washstand, Pro S series, or equivalent, dimensions as indicated on the installation plan, plus Grohe Essence New tap; or equivalent. KITCHEN Outlet for basin and a dishwasher (shared supply pipe and drain) in acc. with the installation plan (without appliances). All water supply pipes and drains will be mounted on the wall. TERRACE/BALCONY 1 frost-proof cold water connection each in acc. with the plan. ELECTRICITY (In acc. with the Installation Plan) Siemens Object in white or equivalent. SMOKE DETECTOR One battery-powered smoke detector each, mounted on the ceiling in every dwelling room und entrance hall/corridor in compliance with the Vienna Building Code. TV/ANTENNA A common satellite system will be installed. Reception of the Astra satellite, one TV connection in the living area and one in the bedrooms. INTERCOM SYSTEM Branded video intercom system with electrical door opener. MAILBOX SYSTEM Mail boxes with front-end mail removal; lockable as part of the lock-and-key system. KEY-AND-LOCK SYSTEM By EVVA: 3KS plus or equivalent. Every apartment is given 4 keys with the corresponding authorisation. ALARM SYSTEM A hybrid alarm system will be installed in every apartment. One door contact at the entrance door to the apartment, one motion detector + indoor siren in the entrance area as well as an outdoor blinking light in the staircase are connected to the alarm system; customised extension of the system using radio transmitters. LIFT Each house will have its own barrier-free lift for up to 8 persons. TELEPHONE/DATA NETWORK One telephone connection/data connection (conduit) in the living area of every apartment. 06

7 CAR PARK Parking bays for passenger cars in the basement (minimum width: 2.60 m). Clearance height will be limited to 2.10 cm. A handheld transmitter to open the car park door will be available for each parking bay. Preliminary facilities for later optional installation of a charging point for electric vehicles and e-bikes in acc. with the legal provisions. Walls & ceilings: Reinforced unfinished concrete or, as the case may be, basement-ceiling insulating panels (KDP). Carriageway: Asphalt concrete, incl. coated numbering. BABY CARRIAGES / BICYCLE ROOMS Baby carriage and bicycle rooms for the apartments will be located in the basement of the buildings, stairs # 2, 3 and 4. The assigned storage rooms will also be intended for occupants to park their bicycles. Walls, ceilings: Reinforced unfinished concrete or, as the case may be, basement-ceiling insulating panels (KDP). Floor: Concrete floor covering. RUBBISH ROOM In House 1, A rubbish room for all occupants will be located in the ground floor. Walls, ceilings: Reinforced unfinished concrete or, as the case may be, basement-ceiling insulating panels (KDP). STORAGE ROOMS A storage room for each apartment will be provided in the basement. The individual units will be separated using open system walls made of galvanised steel bars. Walls, ceilings: Reinforced unfinished concrete or, as the case may be, basement-ceiling insulating panels (KDP). Floor: Concrete floor covering. GARDENS The gardens will be separated from one another using netting wire (approx m high). Lawns will be planted, ground-covering plants will be planted in the inclined garden areas in acc. with garden-design requirements; replacement plants will be planted in acc. with the official notice issued by Municipal Department 42 (MA42). The perimeter of the lawn area will be marked by a gravel strip for drainage that measures approx. 40 cm in width. Material: washed gravel. Gravel strip will be girded by concrete curb stones. FENCING The street line will be marked by a galvanised and coated railing placed on a concrete plinth. The colour will comply with the specifications of MAI9. GENERAL FACILITIES Fire extinguishes to fight fires will be mounted at sites that are easy to access. Signs for all the houses/floors and room designations for all the common rooms. Floor: Concrete floor covering. 07

8 ENERGY EFFICIENCY EZ 246 (unit identifier), KG OBERDÖBLING (cadastral identifier) Nauschgasse 4, 1220 Vienna All houses will meet the criteria of a lowenergy building as defined by the Austrian standard ÖNORM B (November 2011). Based on the buildings physics of the available plans, the following values have been calculated: HOUSE AT NAUSCHGASSE 4 STAIR # 1 energy requirement for heating 31 kwh/square metres per annum HOUSE AT NAUSCHGASSE 4 STAIR # 2 energy requirement for heating 32 kwh/square metres per annum HOUSE AT NAUSCHGASSE 4 STAIR # 3 energy requirement for heating 32 kwh/square metres per annum HOUSE AT NAUSCHGASSE 4 STAIR # 4 energy requirement for heating 32 kwh/square metres per annum On completion of all houses, an energyperformance certificate will be drawn up by a civil engineer and transmitted to the property management for further use. 08

9 3. General Information The representations in the sales documents show the current planning state. As construction proceeds, the authorities whose permits and approvals are required, the planners and, as the case may be, the companies executing the project may issue further specifications that may required changes to the present sales documents. The developer is entitled to require such engineering and design-based changes, departures from the planned execution of the overall complex or, as the case may be, changes to the actual subject matter of the contract, although the envisaged function must be retained. Such changes or, as the case may be, departures from the present plans will not affect the purchase price and shall not entitle the buyer to any claims whatsoever. In the event of departures from or, as the case may be, contradictions between the Structural Specifications and Amenities and the signed plans, the Specifications shall prevail. The Structural Specifications and Amenities shall be applicable as a whole; they define the developer s scope of deliveries and services and serve as basis for the purchase agreement. The planners will ensure that the colour and material used for the visible parts and equipment of the outer design and in the common areas fit into the local townscape design (MA19, MA37). The square metre measurements and the dimensions given in the plans relate to the current state of the plans and may therefore change marginally in later planning and construction stages. The buildings will be subject to permitted tolerances. The natural dimensions will be taken for built-in fittings and spot heights will be verified accordingly. Any furniture shown in the plans and floor plans of the sales documents are symbols only and not included in the purchase price. Building engineering symbols and sanitary facilities are not accurately depicted in the execution plans and merely indicate the position of such. The buyer understands that special and/or supplementary services can be commissioned separately with the developer; in such an event, the developer will ask the contracted companies for the necessary quotes. Special and/ or supplementary services can be taken into account if they are made known in a timely manner during construction and they do not breach the specifications of the authorities, architectural and structural stability requirements, the overall plan of the construction project, and if they do not cause any delay in construction progress or completion of the actual subject matter of the contract or, as the case may be, of the residential complex as a whole and if structural as well as factual implementation is feasible without thereby compromising the residential complex as a whole. Any resulting additional costs will be payable in advance at the time of commissioning. Prior to transfer of the apartment, the construction site will be off limits for safety reasons. Depending on the progress achieved in construction, safety precautions will be taken to allow viewing appointments as needed. Printing and typographical errors excepted.
