3 GENERAL DESCRIPTION Summary The Bauhaus style, AA+ energy class condominium of seven flats is built on an 1128 m2 estate in a quiet side street, in the heart of Pasarét. At cellar level there are seven garage places, storages belonging to the flats, and the operating room. There will be three aboveground parking spots constructed. The projected date of handover is the second quarter of Location and transport The condominium under construction (Budapest, Hűvösvölgyi road 53/B H- 1026) can be accessed from the direction of Ördög-árok (trench) near Hűvösvölgyi road, on a 78 m private road closed down to public traffic. The estate is located in Kelemen László street, 150 metres from trams 56A, 59 and 61, and 100 metres from bus 29. The acoustic load of Hűvösvölgyi road cannot at all be perceived within the estate. View and garden The first floor has a limited view to the Jánoshegy (mountain) lookout, whereas the second floor and the penthouse flat have an amazing panorama on it. An advantage of the spacious ground-floor flat is its direct connection to the 220 m2 garden, with an own gardener employed. Location, design and accessibility of the flats Except for the uppermost floor, every floor has two flats which do not directly open into the stairway, but into the pre-hall of the given floor. With the exception of the uppermost floor, the layout of every floor can be swapped, resulting in a number of possible variations. The lift (with the weight capacity of six people) comes from cellar level and stops in the prehall; if requested, it is possible to allow access to the given floor only through the use of a card. This function is automatically ensured in the case of the penthouse as the lift stops within the flat. CALLIS INVESTMENT LTD SALES@H53.HU 3

4 Bauhaus style When outlining the design, we took into consideration the stylistic features of Pasarét architecture: unornamented façade, clear geometrical forms and minimal use of materials (stone, plaster, glass and steel). We have imagined a tectonic appearance, meaning a structural arrangement visible on a light-coloured façade as well: leaving joist free (horizontal load-bearing structure), accentuating the stairway as a massive vertical weight (counter-bracing of the building and its vertical traffic). Leaving secondary structures visible through material structures: filling masonry with polished stone casing, railings entirely made of glass structure, with shade-giving steel structure. The inner functions of the building are reflected in the size of the frontal doors and windows: enormous sliding-doors in the living room, small windows in the toilet, the living spaces having stone casing, the common spaces (stairway) are plastered. The traditional form and use of materials has been adjusted to today s trends, in accordance with the features of the location and to the outstanding customer needs: the façade is encased with polished stone; the joist has bands covered with white plaster. The doors and windows are of dark brown colour, the rail balustrades are made of glued security glass. Subconstructions (back garage, back walling and the visible parts of the cellar) are designed with painted concrete. CALLIS INVESTMENT LTD SALES@H53.HU 4

5 STRUCTURE A monolith reinforced concrete base plate is being constructed under the building, and we are going to install two layers of modified thick bitumen plate insulation against soil moisture on the external part of the cellar, and under the floor and the walling. As to the heat insulation: under the floor it consists of 10 cm expanded PS foam; the one in the roof is made up of 15 cm mineral fibre; and the façade heat insulation is 10 cm graphite-filled expanded PS. The building has a monolith reinforced concrete pillar structure. The flat roof is of monolith reinforced concrete structure, with modified bitumen plate water insulation and glazed stoneware paving on the accessible roof areas, the inaccessible roof parts being covered with pebbles. BUILDING ENVELOPES External building envelopes The external frontal envelope walls of the flats are made of 30 cm thick POROTHERM brick, with 10 cm thick graphite-filled, expanded PS heat insulation on the outside. Flat envelopes Walls separating the flats are made of 30 cm thick POROTHERM brick. Internal building envelopes The internal walls are made of 10 cm thick POROTHERM masonry. DOORS AND WINDOWS Frontal doors and windows Doors and windows on the façade are piece products, made of dark brown stained wood of great air tightness. They are in accordance with the Hungarian standard and have a three-layer heat insulator glazing. Entrance door The entrance door is a massive, veneered structure made of piece production wood, encased in MABISZ certified frame and jamb, equipped with a security lock that shuts on several points. Interior doors The interior doors are installed with piece production veneered wooden frame and head jambs, in the colour requested by the client. CALLIS INVESTMENT LTD SALES@H53.HU 5

6 PAVEMENTS Hard finish The pre-hall, the corridor, the kitchen, the bathroom, the toilet and the pantry are covered with firstclass ceramics pavement tiles of 12, 000 Ft/m2 worth. The thickness of the tiles, considering glueing, is 2 cm. The sidewalls of bathrooms and toilets are covered with first-class ceramics pavement tiles of 10, 000 Ft/m2 worth. Laminate, vinyl and wood flooring Every living room and bathroom will be paved with 2 cm thick laminate floor with wooden film base, of 12, 000 Ft/m2 worth. 7 MECHANICS Heat pump The energy required for heating, cooling and hot-water supply is ensured by an air-water heat pump. Heating/Cooling The heating/cooling of the flats is accomplished through a heating-cooling network and underfloor heating, the panels of the ceiling heating-cooling network are installed in the reinforced concrete ceiling slab, under the bottom pressing. To control room temperature, a wall thermostat controlling heating-cooling circles is installed in every room. If during the summer humidity reaches a physically uncomfortable level, the cooling function of the system switches on. For the stone-paved rooms, we have designed underfloor heating. Hot water supply Hot water is supplied through indirectly heated consumable water reservoirs heated with air-water heat pumps. Water consumption is measured individually, flat by flat. The heating system is a central pumped hot water network, with a closed expansion tank. Ventilation, steam extraction The ventilation of toilets, pantries, bathrooms and cellar-level storages not disposing of a window is solved by wall fans, each conducting the air into their own air duct. 8 ELECTRICITY, LOW-VOLTAGE APPLIANCES Consumption measurement Each flat has a three-phase 3x16A electric meter installed. The three-phase wire network and the measurement point have been designed for three phases, in accordance with the standard. Lighting We are planning to install one central lamp spot which can be switched on and off with lustre switcher. In rooms with small surface (toilet, hall), there will be wall fitting connectors. In the kitchen there will be a workplace illumination connection installed besides the uppermost lamp spot. Telephone and television There will be star network wiring to the telephone end-point in every room of the flat. Also, an aerial connection point will be installed in every room. The amp point will be placed next to the electric distributors, from where television and telephone wires come out. Entry phone Every flat will be equipped with a video entry phone. The external unit will be placed at the gate entrance; the home device will be installed in the halls. Sockets and connectors Every room will be equipped with sockets. The fittings are of Legrand Valena manufacturing. In the kitchen connection is enabled for electric appliances (with a 1,2 m mounting height), for the dishwasher (0,6 m mounting height) and for the electric cooker (0,6 m mounting height). Protection of property The flats will be equipped with a MABISZapproved alarm system, LCD control units, and the protection of the flats will be accomplished through passive infrared sensor. Ground-floor flats will also have opening detectors placed on the doors and windows. ELEVATOR Traffic in the flat is ensured by the six-person lift, coming from cellar-level, without any operating rooms. It stops in the penthouse flat, meaning that only persons disposing of their own card can enter the uppermost floor. On lower levels, the lift stops in the pre-hall, not in the stairway, and residents of the given floor can therefore ask for the optional in the case of the penthouse, automatically issued "floor card", which means that no other person can enter the given floor using the lift without their permission.
