3 LOCATION: The property is prominently situated on Chiswick High Road (A315) between Upham Park Road and Ennismore Avenue close to the junction with Chiswick Lane. There are excellent shopping and restaurant facilities nearby. Turnham Green (Zones 2 & 3) Underground station (District line) is a short 7 minute walk, as is Stamford Brook Underground station (District Line). 4 Indicative plan not to scale DESCRIPTION: were originally Victorian mid-terrace shops and upper parts, subsequently knocked together and now occupied by Rambert Dance Company as their offices and dance rehearsal rooms. The property is a three floor mid-terrace property with an extended ground floor. [Various access points have been built within the former party walls between both 96 and 98 and 94, a property that is leased.] The main entrance to Rambert s premises is through 94 Chiswick High Road. The ground floor black painted timber and glazed shop fronts to 96 and 98 are used as display areas with their entrance doors relegated to access for deliveries. Behind these displays is the wardrobe design space in 98 and circulation space, WC s and the staircase to the 1 st floor in 96. The front elevation has been rebuilt in red brick but the side elevation (facing east) is London stock brick. There are four sash windows within white stone lintels and mullions in the upper front elevation. At ground floor level, 96 & 98 have been extended, probably in the 1970 s or 1980 s to create a rear dance studio. The studio is within a single storey structure but with a high ceiling of 4.71m. The roof has roof lights between stone tiles that give the room natural light and the ceiling soffit is a metal system that has rotating blade fans mounted on it. There are also some perimeter hung electrical fans and extractors in the studio but no central heating here. Behind this studio, within a single storey structure that extends from the original properties is a carpentry workshop for set design. Double doors in the west-facing side elevation lead to a right of way behind the neighbouring property. Within the 1 st and 2 nd floor upper parts, stud partitions divide the space into a smaller dance studio on the 1 st floor and offices and a kitchen and WC s on the 2 nd floor. The offices have timber floors that are carpeted and have fluorescent strip lighting and domestic-style perimeter sockets. There is a 2 nd staircase in the western corner of the original part of 98 Chiswick High Road. 4
