With a population of around 10,000, Ludlow is the largest town in the South Shropshire district and is home to the district council headquarters. The town has seen a growth in tourism in the 20th Century. Riddings Road lies approximately 0.9 miles east of the market town s centre. The immediate surrounding area is predominately residential. The A49 by-pass is approximately 2 minutes drive, which in turn has good links to the north and south. Advantage West Midlands have invested heavily in the area, and have, in Partnership with South Shropshire District Council, created, across the A49 from the town, a new Eco Business Park in recent years. To the south-east of the subject property, lies the smaller and older Ludlow Business Park.

The access to the site is from Riddings Road which is an adopted highway. The site is bordered by modern residential on one side and further office buildings to the rear which are also former MEB buildings. The existing office property consists of two floors of office space which was constructed in the 1970s. The extended reception area provides access for the public, behind which there is meeting room, a large office which is converted into kitchen space and one large open plan office. The second floor of the building is predominantly one large open plan office with a small number of cellular offices and small kitchen provided. The offices are basic but in good repair. The offices have suspended ceilings, perimeter trunking, solid concrete floor, Cat II lighting and radiator heating. The car park to the front of the office is generally in good repair and well kept. The site is to be sold with vacant possession

6 Planning Planning Subject to addressing the loss of employment policy it is believed that alternative land uses are capable of being secured on this site to include Nursing Home and Residential. In support of the above an outline planning application for a change of use and redevelopment for residential redevelopment was deposited on the 9th January 2011 under cover of LA (Shropshire Council ) reference 11/00124/OUT, with all matters reserved but supported by an indicative Housing led layout. Given the built forms umbilical connection with commercial land to the South East an indicative residential layout has been prepared demonstrating an extension of the development form which could form a further development phase.
