2 design brief Love the house but modernize functionality. Respect original building, particularly bare walls. Retain current bedrooms, and living/dining. Extra bedrooms & bathrooms, lower rumpus. Large open plan family & feature kitchen area. Repeat some finishes throughout new works. Prefer small lift. No deck too exposed. Lots of water storage. Major workshop + garage, with lifting beams. Collectors of industrial objects and antiques. Prefer minimalist style. Special bathroom on lower level.

3 design analysis SITE Large lot. Character area. Wider rear works triggered DA. House in original state from 1920 s. Rear faces east. Category 9 : Bryce-Canarvas Aerial view May 2008, before works. North up the page.

4 design analysis Lift required to gain under house spaces. Owners prefer modest lift, so cut/fill needed. Big beams across whole car zone to suit lifting needs. Heritage elements to project why designer chosen. Key to project is to maintain majority of original house. New areas to feel respectful of old but not copies. 5 design outcome House looks right to street, as owners requested. Easy to see original still. Old part of house integrated with new. Good flow from front to rear. Bathrooms are styled carefully to be of minimalist style and generous space. Category 9 : Bryce-Canarvas

6 design outcome Spacious and airy additions. Huge workshop and car space. Added living zone acts as indoor/outdoor space rather than deck, as requested. Kitchen is a feature, in open plan area. New works are similar to original, but not slavish copies. Category 9 : Bryce-Canarvas

7 Before Front of house Still sitting right, not too tall. Respectfully restored, even the fence. After

8 Before Rear of house Large addition, with big overhangs. Lower is recessed for shadowing. Note the bi-fold windows. Even the Hill s Hoist is reused. After

9 Rear of extension, sitting proudly above yard.

10 Property presents well to street. Note careful use of doubled battens, white over black, concealing tanks.

11 Front and down south side, with extension complimenting original renovated house, which ensured quick DA approval.

12 Front porch now restored, and elegant stairs added.

13 Open plan kitchen/meals - original dining room behind.

14 Large family area, stairs to lower at right.

15 Meals behind kitchen acts as indoor/outdoor space, with large bi-fold windows, negating need for deck.

16 The BBQ deck, next to kitchen/meals. It repeats original and restored features. Doors are double french, not bi-fold, so they fold back.

17 Front bedroom carefully kept original. Bay windows replaced. Switches all modern black to minimize impact.

18 Original living, dining behind, carefully treated. These spaces lead well into new rear area.

19 Before Original northern sleepout, now renovated. Old casements replaced with screened bi-fold shutters. Old bathroom gone, with door now into new bedroom. Raking ceiling replaces flat version.

21 Ensuite Old kitchen zone ideal reuse of poor quality space. More Terrazzo + brick tiles. Generous shower.

22 Laundry has same minimalist finishes as baths. Stairs carefully inserted to vertically link large house.

23 The Special Bathroom (lower level) All determined with owner. WC behind a partition similar to public pool. More terrazzo. Even the bath. Open to rear yard to suit future pool. Disable friendly. Minimalist style like others. Bath/Shower next slide.

25 Workshop + Garage Workshop area with winch (tanks behind) Garage zone. Note the cable tray.

27 Shadow 3D Extensive shadow studies were done during design to confirm roof overhangs and lower recesses, along with checking if lower bath receives winter morning sun.

28 Before After Site plans City View Rd City View Rd Original house moved slightly forward and lifted. Large extension at rear, wider than original - it anchors whole house and still provides large rear yard for young family. Extension had to remain clear of sewer manhole.
