4 Location/communications Goldsborough is a pretty, secluded village situated within a short drive of both Knaresborough and the renowned spa town of Harrogate. The village is close to the A59 York to Harrogate road which links with the A1(M) (junction 47). There are railway stations at Knaresborough and Harrogate which connect with mainline stations at York and Leeds, both of which provide regular services to London King s Cross. Leeds-Bradford airport is about 15 miles to the south west of the property providing both national and international flights. Harrogate offers an excellent range of retail, commercial, leisure and cultural services, while Knaresborough has good local facilities. A wide range of services are available in York and Leeds, with Leeds being Yorkshire s major business centre. Access to the Yorkshire Dales and North Yorkshire Moors is extremely convenient, providing exceptional opportunities for walking, riding and outdoor pursuits. Racing is available at Ripon, Thirsk, Wetherby and York. The area is renowned for good private and state schools. Historical note The history of Goldsborough Hall is long and varied. A Saxon Thane named Merlsuan was recorded as having occupied a manor on the present site, and some years later the manor passed to John de Buscy, a member of a family greatly enriched with the spoils of the Norman Conquest. His descendants, who adopted the surname of Goldsborough, held the estate for many generations until it passed to the Hutton family in c Sir Richard Hutton, a famous lawyer and judge in his time, built the existing house in c.1610 and in 1639 the estate passed to his son who died several years later from wounds received in a skirmish following the battle of Marston Moor in From the Huttons, Goldsborough Hall passed through the female line to the Byerley family and at this time Goldsborough was home to the Byerley Turk, a famous stallion, captured from a Turkish officer by Captain Robert Byerley of the VI Dragoon Guards under King William III of Orange. In c. 1760, the estate was then purchased by Mr Daniel Lascelles, and on his death the estate passed to his elder brother and thereafter to their cousin Edward, the first Earl of Harewood. The famous architect, John Carr, worked on Goldsborough Hall between 1762 and
5 1765 while employed at Harewood House by Edwin Lascelles and Chippendale and his successor, William Reid, were also known to have made furniture for the Hall. The estate remained within the Lascelles family and in 1922 Henry Lascelles, the heir to Harewood, married Princess Mary, the only daughter of George V and Queen Mary, and they lived at Goldsborough Hall until Since then the hall has been run as a school, a hotel and more recently a residential care home. Goldsborough Hall has been featured twice in Country Life: in October 1904; and in February 1922, following the engagement of Princess Mary and Henry Lascelles. For sale freehold The property comprises the following component parts: Goldsborough Hall Goldsborough Hall is a most important country property, as denoted by its Grade II* listing. The property occupies a magnificent elevated position with far reaching views across surrounding countryside and is situated within mature grounds of about 10.8 acres (4.4 hectares) comprising formal gardens as well as parkland and pastureland. The property has sandstone and red brick elevations with mullioned, transomed and bay windows under a slate hipped roof behind a parapet. The porch is flanked by a pair of fluted Tuscan pillars of ashlar with an entablature above and a moulded cornice which is continued around the building. The accommodation is laid out over ground, first and second floors and in addition there is a large cellar. The property has most recently been used as a 40 bedroom residential care home and includes a range of well proportioned reception rooms, domestic offices, kitchen and dining areas as well as extensive bedroom accommodation. Internally the hall retains many very attractive period features including elaborate ceiling cornices, some depicting oak, vine and acanthus leaves as well as mermaids, pomegranates and flowers. The former library has panelled walls, whilst the principal reception rooms feature magnificent marble and carved wood fireplaces. The staircase is an outstanding feature with four flights, turned balusters, square newel posts with elaborate finials and a moulded hand rail. The accommodation is as shown on the floorplans overleaf and can be summarised as follows: The Former Dower House The Former Dower House Having brick elevations with some stone detailing and under a slate roof, the building is arranged over ground and first floors and comprises bedroom and bathroom (some en suite) accommodation. This building is linked to the main hall by way of a covered walkway. The Garden House The Garden House Understood to have been built in the 1980s the Garden House is attached and accessed from the Dower House and forms further accommodation for the Hall. Built of brick under a pantile roof, the building occupies the ground floor only and is arranged as bedrooms and bathrooms (some en suite) surrounding a central communal living area. Floor Sq. m Approx Sq. ft Approx GIA GIA The Garden House Ground Floor , Total , Link between Dower House and Garden House Outbuildings There are 2 garages, a boiler house and a tarmacadam parking area situated to the rear of the main hall and adjacent to the Dower House The gardens and grounds The gardens and grounds of Goldsborough Hall are a particular feature of the property. The gardens comprise formal areas with wide sweeping lawns interspersed with a wide variety of beautiful mature specimen and native trees as well as informal areas comprising woodland. Beyond the immediate gardens is parkland again interspersed with some mature trees. Of particular note is the magnificent lime tree avenue which provides a lovely vista from the principal rooms with southerly aspects. Planning The property is sold subject to any Development Plan, Tree Preservation Orders, Ancient Monument Orders and Town Planning Schedules or Resolutions or other matters which exist or may come into force. Any purchaser should make his own investigations into the planning position. The property lies beyond the development limit of the village of Goldsborough as identified in the adopted Harrogate District Local Plan (February 2001). As a consequence sites such as this are viewed as lying in open countryside in policy terms. The site also lies within the Goldsborough Conservation Area and Goldsborough Hall itself is a Grade II* listed building. Other buildings within the site are also listed with Grade II status. The established use of the site is for residential care provision falling within Class C2 of the Use Classes Order. The adopted Local Plan contains a number of relevant policies relating to change of use proposals for existing buildings and more specifically a recent Selective Alteration to the Local Plan has sought to introduce policy CFX, a policy aimed directly at the reuse and retention of community facilities including care homes. More details relating to this issue and other planning considerations can be obtained from Iain Bath, Planning Partner, Knight Frank, Leeds, tel: , fax: iain.bath@knightfrank.com.
