4 INCHGRAY S I T UAT ION Inchgray is situated on the east coast of Scotland, between the village of Fettercairn and the town of Laurencekirk, in an area to the west of the Garvock Hills on the productive fertile alluvial plain known as the Howe of the Mearns. The area is renowned agriculturally for the quality of its soils and the ability to grow a wide range of crops including soft fruit, vegetables, potatoes and bulbs. Recreational activities are diverse and include fishing on the Rivers North and South Esk as well as on the River Dee to the north, traditional field sports in the Angus Glens and shooting on local estates. The area boasts numerous golf courses, both links and parkland play. To the north lie Royal Aberdeen and Trump International at Menie, both well regarded links courses, whilst to the south are the courses of Carnoustie and St Andrews which have both hosted The British Open. More locally, there are challenging 18 hole courses at Edzell, Brechin and Montrose and a 9 hole course at Auchenblae. The City of Aberdeen is a vibrant city with its corporate headquarters, universities and colleges and provides all the services expected of a major city. Private schools in Aberdeen include Robert Gordon s, The Albyn, St Margaret s (girls) and the new International School of Aberdeen. More locally, Lathallan School at Johnshaven (13 miles) caters for children from nursery to age 18. Locally, the towns of Montrose, Brechin and Laurencekirk provide everyday facilities including supermarket shopping, banking, medical centres and secondary schooling. The village of Fettercairn lies to the west of the farm and boasts a shop, a cafe, a hotel, a distillery and a primary school. There are excellent communication links by road, rail and air. The A90 dual carriageway provides quick and easy access north to Aberdeen (32 miles) and south to Dundee (36 miles). Aberdeen and Edinburgh Airports (each approximately 1.5 hours) both provide a wide range of domestic, European and international flights. There are three direct train services daily to London (Kings Cross) from Montrose (13 miles). There are direct rail services from Laurencekirk (4.5 miles) to Aberdeen and Edinburgh. The area is well served by agricultural merchants and dealers and there is a successful local machinery ring which can provide additional resources as and when required. Grain and potatoes are shipped directly from Montrose and there is a livestock mart at Forfar (24 miles) and Thainstone (37 miles). DE S C R I P T ION Inchgray is principally an arable unit extending to 636 acres in total. Formerly part of the Fettercairn Estate which lies to the north, Inchgray is bounded to the north and west by public roads (B966 and B9120). The arable land is classified predominantly as Grade 2 by the James Hutton Institute for Soil Research, with the remainder being classified as Grade 3(1), and lies between 65m and 75m above sea level. The soils are derived from the Laurencekirk and Balrownie series and can be described as a medium loam with a good working depth which is capable of producing good crops of cereals and potatoes. The area is well known for its bulb and flower production. All fields have good access from the public road or tracks. The land can be classified as follows: LAND TYPE HECTARES ACRES Arable Pasture Rough grazing Woodland Other (gardens, yards etc) TOTAL The land is currently farmed on a contract farming basis or let on seasonal agreements. The woodlands, extending to about 144 acres in total, have been actively managed with sport, amenity and commercial return in mind. The woodland is divided between the Greenbottom Wood at the south of the farm which is predominately a commercial plantation and those that are interspersed amongst the agricultural land and provide shelter and amenity. EXCLUDED PROPERTY There are a number of residential properties that lie within the Inchgray Farm boundaries that are owned by the seller. In order to offer the greatest degree of flexibility the residential properties have been excluded from the farm sale but are available in addition to a purchaser of Inchgray. 5 I NC HG R AY LOT 1 INCHGRAY FARM FARM BUILDINGS Situated towards the centre of Lot 1 are a range of farm buildings which service the land. There is a traditional stone built steading, which with the necessary planning permissions could convert into an attractive residential property. There are two useful general purpose sheds (18.4m x 14.1m and 18.4m x 14.8m ). The woodland is divided between two compartments, the Greenbottom Wood (Pt) and the Landends Plantation. Greenbottom is a mixture of mixed broadleaves, Sitka Spruce and Norway Spruce all planted between 1980 and The Landends plantation is predominately mixed broadleaves and conifers with Birch, Larch, Scots Pine and Sitka Spruce interspersed throughout, all planted in THE LAND Lot 1 extends to acres in total and comprises, acres arable, 5.71 acres permanent pasture, 2.88 acres rough grazing and acres woodland. The land is generally flat and is directly accessed from the public road.
6 INCHGRAY LOT 2 LAND AT MIDDLETON The land at Middleton extends to acres in total and comprises, acres arable, acres permanent pasture, 8.51 acres rough grazing and acres woodland. The land can be accessed by the public roads abounding the north and west boundaries or by the private road to the south giving good access to all enclosures. The majority of the land is suited to arable and vegetable production with the exception of fields 19 & 20 which provide good grass. LOT 3 LAND AT GREENBOTTOM Situated to the south of the farm, Lot 3 extends to acres in total and comprises acres arable and acres woodland. The agricultural land is divided into two enclosures which are accessed via the private road from the B9120 to the west. The woodland is a mixture of mixed conifers and broadleaves with stands of Sitka Spruce, Birch and Scots Pine. In recent years it has been managed with sport in mind with the creation of a duck pond and a number of breaks/rides which provide exciting roe deer stalking.
7 I NC HG R AY LOT 4 LAND AT BOGMILL Lot 4 extends to acres in total and comprises acres arable, acres rough grazing and 5.98 acres woodland. The arable land is divided into three enclosures with access taken directly from the public road. Situated to the centre of Lot 4 lies an area of rough ground and woodland. There is also a pond used for flighting wildfowl. LOT 5 FIELD AT FETTERCAIRN Lot 5 extends to acres in total and comprises acres arable and 1.18 acres woodland. The field is accessed directly from the B966.

Entry and possession The current contract farming agreement comes to an end on 28th November Ingoing Valuation The purchaser(s) of Inchgray, in addition to the purchase price, will be obliged to take over and pay for at a valuation to be agreed between two valuers, one acting for each party, or an arbiter appointed by the valuers, or failing agreement as to the appointment by the President, for the time being, of the Royal Institution of Chartered Surveyors (Scottish Branch), the following: 1. All cultivations carried out in preparation for the current crop valued on a labour and machinery basis. 2. All growing crops, on a seeds, labour, lime, fertiliser, sprays and machinery basis with an increment representing the enhanced value of the establishment and age of such crops. 3. All hay, straw, fodder, roots, silage and farmyard manure and other produce at market value. 4. All oils, fuel, fertilisers, sprays, chemicals, seeds and sundry at cost. Note: If the amount of the valuations has not been agreed on the date fixed for completion, then the purchaser shall pay to the seller such a sum as Savills shall certify on account at the valuation pending agreement. Should the payment not be made within seven days then the interest will become payable on outstanding monies at 5% over Bank of Scotland borrowing rate.
