4 History Records date back as far as 1348 when Thomas Seymour was allowed by Edward III to create a licence granting his Manor of Poulton to the Canons of Sempringham for a Priory, known as the Gilbertines. The current house was built using the material left from this original Priory which is understood to have been situated close by. The present Tudor Renaissance house was built by Mr Marshall using the distinguished architect Sir Arthur Blonfield between 1895 and Just over 20 years before the house was built, the priory church of St Mary served as the parish church of Poulton and had remained unchanged since its construction in the 14th century. However, it was pulled down in 1873 when the present church of St Michael and All Angels was built within the village of Poulton itself. Nearly the whole of the village was owned by James Joicey by 1900 and after his death in 1927 was left to his wife and two adopted daughters. A relative of the current owners, Major Alexander Black-Mitchell, then purchased Poulton Priory in June During World War II it was used as a children s hospital and then reoccupied by the Black-Mitchell family until it was sold in The current owners have owned Poulton Priory since 2008 and have carried out an extensive renovation programme on the property. Situation Poulton Priory is positioned near the pretty village of Poulton, about 5 miles to the east of Cirencester. Nearby villages include the Ampneys, Quenington and Bibury. There is a village shop and a public house in Poulton, with Cirencester containing a broad selection of shops, boutiques, restaurants and supermarkets. Schooling There are a number of highly respected schools in the area, including Cheltenham Colleges, Radley College, Westonbirt, Cothill, The Dragon, Summerfields and Abingdon School. Communications Communications are excellent with the A419 (providing access to Swindon, the M4 and M5) lying about 3 miles away. Swindon mainline train station provides fast trains to London Paddington taking from 57 minutes. Leisure and recreation Leisure and recreational facilities are extensive in the area and include golf courses at Cirencester, Burford and Naunton Downs. There is also racing at Cheltenham and Newbury as well as polo in Cirencester Park and the Beaufort Polo Club near Tetbury. Hunting is with the Vale of White Horse and the adjoining Old Berks, Beaufort, Heythrop and Cotswold hunts. There are many footpaths and bridleways in the area which can be accessed directly from Poulton Priory.

6 Poulton Priory Poulton Priory is positioned at the end of a sweeping tree-lined drive and sits centrally within its land. Constructed of Cotswold stone under a stone tile roof, the house has been extensively refurbished and modernised as well as extended by the current owners. This work included adding a secondary staircase as well as extending and converting the second floor to create four en suite bedrooms. A larger entrance, portico and entrance hall were added as well as complete rewiring, replumbing and reroofing of the house taking place. From the gravel parking area, a new portico entrance with four stone columns has been constructed, having large double oak doors opening to the entrance hall. From the entrance hall, doors lead to the beautifully proportioned double height reception hall within which the staircase has been repositioned with a galleried landing above. There is a large open fireplace in the hall, with ornate marble mantel. The principal reception rooms lead off the hall and include the dining room with its oak board wood floor and part-painted wood panel walls and stone fireplace. This room has lovely views out onto the gardens and to the driveway at the front of the house. The drawing room to the rear of the house has a large bay window with views out over the gardens. There is also a large marble fireplace as well as ornate cornicing. It is a well-proportioned room providing excellent family space, ideal for entertaining. The study/library has a marble fireplace, fitted bookshelves and a door to the outside; it also enjoys views over the gardens. The recently created large kitchen/breakfast room extends the full width of the house. It has a range of modern fitted wall and floor cupboards, two central islands and Aga, along with an open fireplace within the breakfast/dining area. Also on the ground floor the house has a media/sitting room with a cinema screen and projector. There is also a home office, laundry room, flower room and large boot room/rear hall, also comprising the recently added secondary staircase to all floors. Steps also provide access down to the cellars, with their extensive storage, along with a temperature-controlled wine cellar. The main oak staircase rises to the galleried landing on the first floor. The master bedroom has a stone fireplace, inset lighting and dressing room with fitted shelves and cupboards. This suite also comprises an en suite bathroom. The remainder of the first floor has a further four large bedroom suites with the secondary stairs leading up to the second floor, with four further bedroom suites.

18 Gardens and grounds Poulton Priory occupies a superb south-westerly facing elevated position with wonderful views over its gardens, parkland and partly wooded land. The garden and grounds are a particular feature of Poulton Priory and have been maintained to a high standard. There are formal lawns to the south and west of the house which contain a wide variety of mature trees and shrubs, topiary and flower beds. A stone balustrade lines the end of the lawn with a ha-ha dividing the garden from the park. From the back door there is access to a rear courtyard with various stores, a gym and garaging. Beyond this courtyard there is an outdoor swimming pool. Immediately to the rear of the house there is a stone-flagged terrace and loggia with ornate arches, columns and balustrades. The sunken garden lies adjacent to a wonderful stone wall with a wrought iron gate, dated 1897, giving access to the walled garden. This former kitchen garden now contains a small orchard and central fountain surrounded by ornamental lily pond. A further walled garden is adjacent to the first and comprises green houses. Overlooking the gardens there is a folly which has stairs to a first floor room from which there are outstanding views of the garden, house and surrounding parkland. Within the grounds there is also a hard tennis court and a manège, which could be upgraded. Plans have been drawn up for the former squash court to be converted into a two-bedroom cottage, subject to planning permission being granted. This would provide excellent further secondary accommodation for the property.
