1 January 16,2014 PACES PROPERTES Amanda Thompson Planning Director City of Decatur Dear Amanda, Paces Properties, Trammel Crow Residential, and Pannenter Realty are working to develop a mixed use master planned project at 160 Clairmont. The project will consist of an office use and residential use and will share a parking structure. The parties involved in the project specialize in different property types and are desirous of subdividing the parcel following approval of the two 11ses and project overall an in advance of construction. Following subdivision there will be two parcels. The first will be the existing "Fidelity Bank" building and the parking garage. The second parcel will be the apartment project which is known as Alexan. Decatur. The parking garage and sh!lred utilization are governed by a Reciprocal Easement Agreement to which both parties have agreed. The subdivision of the parcel is a critical component of the financing and ownership of this project. Having just worked around the issues that arise in this situation in an adjacent city with a condominium structu!e, applaud the foresight and common sense approach to smart development taken by Decatur.
