There is a wood furnace as well as a propane furnace. The seller indicates that the propane furnace will be replaced prior to closing, and that they primarily use wood to heat the house supplementing with the propane furnace. The seller has indicated that he would go through approximately 10 cords a year plus approximately 300 gallons a year of propane. Property has been formally surveyed and boundaries are identifiable by aerial map. It is unknown if the boundaries are marked. The survey indicates that the corners are marked with iron pins, though the seller indicates that one of the pins, located in the Southeast corner, has been removed by a road worker, and was replaced by a large boulder. In the winter it is plowed by a company called Eliminator. The seller indicates that a neighbor coordinates the plowing, and four homeowners on Weaks Place contribute approximately $700 each per year, dependant on the weather for plowing and sanding. The Eliminator plow company indicates that it is $25 per household each time that the Eliminator comes to plow the road, and $20 per household each time that they sand the road. The Eliminator plow company also indicated that it is $25 per plow and $20 per sand to maintain the driveway to the property. The seller indicates that in the summer, the homeowners all do work to improve the road. If the gets rutted out, the seller indicated that they have a deal with the town where 5-6 homeowners get together, one is the spokesperson, and they buy gravel for the town to haul over and grade on Weaks Place. The seller indicates that the last time this was done was 3-4 years ago, and that it was an approximate cost of $200-$250 per homeowner. The home overlooks a small man-made pond to the East. The seller indicates that there has always been a small pond on the property, but he brought in an excavator to make it a bit larger. The pond is fed by a live stream and the seller indicated that it is approximately 9 feet deep. The stone hearth, which is double sided in the living room to the kitchen, is made of stones that were collected during the excavation process of building the home. There are two Avalon woodstoves utilize the stone hearth. Per the seller, there have been deer, porcupine, beaver, bear, bobcat, fox, coyote, and moose sightings on the property, though he has not seen moose in a very long time. There is a wood shop and tractor shed just to the North of the home. Both have power, and the woodshop has a P.D. Beckwith Dowagiag 1896 woodstove for heat. There is also a large firewood shelter just to the Northeast of the home. Garbage: The seller indicates that he hauled all of his rubbish to the transfer station in Hardwick which is approximately 10 miles away. 15 Area Information Page 2 Rivers and Lakes Peacham Pond A 331 acre pond with excellent year round fishing for such species as Brown Trout, Rainbow Smelt, Yellow Perch, Bullhead, and Panfish. There is a public gravel boat ramp perfect for small to medium boats. Lake Elmore Lake Elmore is 219 acres, and lies northwest of the village and empties into the Lamoille River through Pond Brook. Common fish species are Yellow Perch, Northern Pike, Smallmouth Bass, Bullhead, and Panfish Waterbury Reservoir The Reservoir is the ninth largest body of water in the state of Vermont and was created in the 1930's by the CCC as a flood control project to protect towns and villages along the Winooski River Valley. From late spring to early fall, the Reservoir is maintained to a surface area of 850 acres and has a maximum depth of 100 feet. To prepare for normal spring snow melt and runoff, the surface area is reduced to between acres throughout the winter. The designed flood control capacity of Waterbury Reservoir is approxi ma tely 9,000,000,000 gallons. Joe s Pond A 78 foot deep, 396 acre pond, with a large population of private camps surrounding it.
