2 Property Data Location: Approximately 4.5 miles south of Buffalo, Wyoming on Old Highway 87 (Highway 196). The property sits about.5 miles north and west of the Shambaugh Ranch. A legal easement exists to provide access through the Shambaugh Ranch to the Galloway property from Old Highway 87. This legal easement is 20 feet wide and follows an existing unimproved two-track road. Description: 160 acres of deeded grassland property bordered on the southwest by over 4,000 acres of State Trust land. The property is fenced on the west and northwest sides, but open to lands held by other family members on the remaining sides. The property is currently leased for short-term grazing in combination with the lands held by other family members. Amenities: The Galloway property is located in close proximity to the town of Buffalo, but yet provides a greater opportunity for seclusion than similar properties in the area. There are numerous building sites on the property which provide spectacular views of both the Big Horn Mountains to the west and the Red Hills area to the east. Both deer and antelope inhabit the property. The property lies in Deer Hunt Area 27, and Antelope Hunt Area 102. Improvements: A permitted well (Shambaugh #2, Permit #P4522.0P) exists for livestock water. This well is currently flowing a small amount of artesian water, but has casing issues, and needs to be re-drilled and re-cased to use the well to its full potential. Perimeter fencing exists on the north and west sides of the property. A Powder River Energy Corporation power line runs through the southern portion of the property and would be within approximately 1/4 mile of most of the suitable building sites. Minerals: There are no mineral rights offered with this property. The Galloway property would also be ideally situated for residential development, if future population growth in Johnson County increased demand for rural housing.
