The 44 x 24 Common Lodge is complete with a Chef s Kitchen and the outside grilling center is used for relaxing with family & friends, sharing meals, and corporate events. Imagine sitting on the expansive decks enjoying the trout pond and wonderful views. For the little ones, there is a huge children s play area, complete with playhouse, swings, see-saw and more. To maintain this gorgeous property, there is a huge 30 x 60 two story heated main garage & workshop all on standard grid power. The second floor is a fully equipped caretaker s apartment with bedroom, bath, kitchen and open concept living area. It even has its own balcony with wonderful views. The other decoctions of the top floor are used for personal storage. For heavy equipment & toy storage, there is a second 90 x 28 multi-bay garage w/10ft & 12ft doors. Several of the bays are gravel floored for the big stuff, and then there are two bays that are concrete for more standard vehicle storage. Don t be surprised to see deer jumping across your driveway and watching you as you pass. This area is well-known for excellent deer, bear and moose hunting. The property features over 6 miles of ATV trails and direct access to the VAST snowmobile trail system. Bordering Canada on one side, the entire property is in the United States. The border crossing to Canada is approximately 0.5 miles drive on Route 253. The Canaan Fire District maintains a fire reservoir at the end of the main access road past the gate. They occasionally visit this for maintenance. The Main Garage (the first building) is connected to the town of Canaan city water. The other cabins are connected to a dug well on the property. The owner would like the majority of the main furniture and decorations to stay. This is included in the listed price. A final list of what they plan to take with them will be provided at the time of a Purchase and Sale. None of the heavy equipment will stay and the large antique woodstove in The Lodge will not stay. On January 1, 2007 the state of Vermont grandfathered all existing wastewater and potable water supply systems to be legal and to state standards. Any changes to the use of the property, i.e. vacation home to primary residence, addition of bedrooms, etc. require a state wastewater permit. This property was used as a vacation home on 1/1/07. To be used as a primary residence, the buyer will have to apply for a state wastewater permits. Known as Current use, this is a tax abatement program. One bedroom plus a sleeping loft with an open country kitchen featuring a very nice woodstove. It also has a ¾ bath. The cabins deck is 8 x 16.

It has the feel of the great hunting lodges of old with the flair of modern conveniences. There is a chef s kitchen with large granite countertops perfect for preparing large family meals or corporate meeting meals. The huge central table has room for all your family. There is plenty of additional space with tables for games and comfy chairs for quiet reading. The immense decks look out on a trout pond and the kids play area. To the left of the lodge, yet connected, is the outdoor grilling area. There is a ½ bath.
14 The Sugar House Footprint: Cabin 24 x 32 Boiler Room 16 x 16 Power: Generator Heating: Woodstove Water: Gravity fed from well Appliances: Propane range & fridge The family sugar house is simply fantastic and just waiting for you to hang your buckets! The family normally tapped about 500 trees, but there are approximately 2000 available. There is a huge stainless sap bulk tank in the rear that leads to the boiling arch in the 16 x 16 boiling house. The owners put in a wonderful gathering area for those long nights and days of sugaring. It features bunk beds, a full kitchen and huge group eating area. There is a ½ bath.
15 Main Garage Footprint: Two Stories, 60 x 30 Power: Standard Public Grid Power Heating: Woodstoves, Propane Heaters Water: Public Water Appliances: Gas range & electric fridge The Main Garage is a combination of support vehicle storage, workshops and a caretaker s apartment. The first floor contains 1800 sf of heated garage with a large storage mezzanine. Workbenches are along one wall, and it s setup with 220 power for shop equipment. The second floor has two large storage rooms for the owners Summer Fun Equipment and a 3/4 bath. The 1 bedroom caretaker s apartment offers a full bath, kitchen and huge living room. There is also a small balcony that has very nice valley views. Behind and to the side of the garage are two covered storage areas for storing snowmobiles, ATV s, wood and other such equipment. The main garage is outside of the gated entrance and there is no need to unlock the gate to use the building.
16 Next to the lodge is the Kids House. This tree house style structure features a club house, slide, swings and seesaw. A really great place for the kids to let out some energy. The Equipment Garage is perfect for storage of heavy equipment and vehicles. It has three sections. First is a gravel floor, 48 x 28 section with 10 sliding doors. The second is a concrete floored, 36 x 28 section with 14 swinging doors. There is also an attached 8 x 28 wood shed. The generator room is used to power the main lodge. This is part of the Lodge and offers all of the fun of outdoor grilling.
