2 Location The Divide Ranch is located in the northern area of Platte County, in southeastern Wyoming. Wheatland (population 3,548) is the county seat. Year around access to the ranch is excellent as the headquarters are located just north of Highway 26. 3 Description of the Ranch The Divide Ranch is primarily an all deeded contiguous unit. The southern boundary of the ranch fronts Highway 26. The topography consists of flat to gently rolling grasslands, hills, draws and ravines. The elevation ranges between 4,700 and 4,900 above sea level. According to the NRCS 30-year average, the annual precipitation in the area is 14 inches. The ranch has been cross-fenced into 12 pastures. Stock water availability and distribution is excellent. Over the past few years, new pipelines, tanks, drinkers and fences have been installed. The ranch can easily be utilized as a year around cow/calf operation or a yearling cattle operation. Because of the close proximity to large sale/auction facilities in Torrington, cattle can be moved in/out of the property with low transportation/freight costs and minimal weight loss. The Torrington sale barn is Wyoming s largest facility and is ranked the fifth largest nationally. A ten-year contract with the Conservation Reserve Program (CRP) on acres was established in 2012 (terminates in 2022). The acreage was contracted for $25 per acre, which equates to an annual payment of $16,690. Depending on weather conditions, etc. permission may be granted to graze or harvest hay from some of the CRP acres. These acres are fenced separately. The CRP contract and annual payment must be assigned to a new owner. There are no irrigated acres. Again, depending on the year, dryland hay can be harvested; approximately 1,100 large round bales were harvested in ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Page 3
4 Other improvements include: Improvements The headquarter buildings are located just north of Highway 26. Most of the improvements on the ranch are either new or have recently been remodeled. The buildings are in excellent condition and reflect pride of ownership. The attractive residence was built in 1963 but has recently been remodeled and updated. The main level contains 1,776 sq. ft. A large kitchen, living room, three bedrooms, two bathrooms, and utility room with washer/dryer make up the main level with a deck on the south side of the home. The basement offers a cozy sitting area, two bedrooms, one bathroom and a storage room. Oversized, 2-car detached garage with cement floor. New machine shed with heated workshop. Horse barn with tack room. Comfortable apartment above the barn has one bedroom, one bathroom, kitchen and living room. Corrals have an open-faced shed, cattle working alleys, and a new loading chute that accommodates both small livestock trailers and semi-trucks. Offering Details The Divide Ranch is being offered for $2,900,000. (Two Million Nine Hundred Thousand Dollars) Seller shall require an all cash sale. 5 Wildlife Fishing The North Platte River has been named a "Blue Ribbon Trout Stream" by the Wyoming Game and Fish Department because of the vast numbers and species of fish that populate it. Emerging from the mountains near Casper, it turns and flows east-southeast along the northern edge of the Laramie Mountains, continuing across the plains of eastern Wyoming, past the town of Douglas and through Glendo and Guernsey Reservoirs. Wendover Canyon, just northeast of the Divide Ranch, offers excellent fishing for brown and rainbow trout, catfish and walleye. Nearby Grayrocks Reservoir is touted as being the hottest bass/walleye, catfish and musky fishing spot in the State! Hunting Wildlife habitat in the area is excellent with mule deer, antelope and upland game birds making their home on the ranch. Hunting opportunities are endless. Approaching the park from the east, high bluffs surrounding the park offer the first hint of the mountains to come. The bluffs block the wind from the park area and leave the waters warm and inviting for swimmers and water skiers. - See more at: The scenic area surrounding the Divide Ranch abounds in western history and offers many recreational opportunities Guernsey Ruts (Deep Rut Hill) At this site, where the trail was forced away from the river and crossed a ridge of soft sandstone, the track is worn to a depth of five feet, creating some of the most spectacular ruts remaining along the entire length of the Oregon- California Trail. The geography of the area dictated that practically every wagon that went west crossed the ridge in exactly the same place, with impressive results. Located about three miles south & west of Guernsey. The National Pony Express Association holds an annual commemorative re-run of the route from St. Joseph, Missouri to Sacramento, California. This historic trail runs through the Ft. Laramie and Guernsey area along nearly the same route as the Oregon Trail.
