2 Location The unique ranch is located in the sought after Wood River Valley. The ranch is situated just 5 miles west of Hailey, Idaho, in Blaine County on Croy Creek Road. Hailey is the county seat and has a population of approximately 7,690. Commercial air services are provided at Hailey s Friedman Memorial Airport. Amenities and entertainment can be found in Hailey or nearby Ketchum, Idaho. Just 17± miles north of the ranch is the illustrious Sun Valley Resort, a prominent recreation destination and the town of Ketchum, Idaho. Medical services are available at the St. Lukes Medical Center in Ketchum. Boise, Idaho s major metropolitan area is located 150± southwest of the ranch and provides commercial air services, Boise State University, and 2 major hospitals. Topography & Wildlife This beautiful ranch has incredible views of the valley and surrounding hills and mountains. Most of the ranch rests in the lower valley elevation and is farmable, the current tenant has grass hay and alfalfa planted. Seasonal Croy Creek meanders through the ranch. The remainder of the ranch reaches to the lower foothills, consists mainly of grazeable natural native grasses and sagebrush. Big game are attracted to the fields and you often see antelope, deer, and elk. The ranch partially borders public lands and is southeast of the Sawtooth National Forrest and Smoky Mountain Range with nearby Bald, Kelly, and Buttercup Mountain. Scenic beauty can be found throughout Blaine County with its rugged peaks, big open hillsides, aspen filled drainages, grassy valleys, and spring fed creeks and river that wind though much of the county. Lots of room to roam and recreate on your own land. Anthony Lakes Ski Resort is only 30 minutes away, and offers the best powder in the Northwest. The nearby Elkhorn Mountains, Wallowa Mountains, a national forest offer additional outdoor activities.

3 Acres 470± deeded acres. Approximately 320± acres are irrigable. Oper ation The ground is currently leased to a tenant who is farming approximately 260± acres. Seller purchased the ranch with the intention of development and has done a lot of development engineering work, reports, and studies that are included in the sale. Water The ranch has two sources of water: Bullion Creek and Croy Creek. Bullion Creek water is year around. Seasonal Croy Creek traverses through the ranch. There are approximately 320± acres of water rights from Bullion Creek and Croy Creek. The seller has most of the water rights from Bullion Creek. Water is pumped from creeks and irrigation ditches and put on via hand lines, wheel lines, and sprinklers. There is one domestic use well on the ranch. Miner al Rights Mineral Rights are unknown and not guaranteed. All mineral rights owned by the seller will convey to the buyer upon closing. It is suggested that the buyer conduct a mineral search with a competent title company. Improvements Numerous trees, shrubs, and native wild grasses have been planted to improve the flora and fauna throughout the property. Sprinklers have been installed on parts of the ranch. The property is partially fenced with attractive wood fencing along Croy Creek Road and part of Rock Creek Road. The seller has extensive development engineering reports and studies that are included in the sale.

Fishing - Blaine County has over 400 different water areas to include creeks, streams, lakes, reservoirs, rivers, etc according to the Idaho Department of Fish and Game. Some the fishing waters that the Idaho Department of Fish and Game recommends in Blaine County are: Alturas Lake, Big Wood River, Carey Lake, Dollar Lake, Fish Creek Reservoir, Gaver Lagoon, Lake Walcott, Lava Lake, Little Wood Reservoir, Loving Creek, Magic Reservoir, Penny Lake, Perkins Lake, Petit Lake, Richfield Canal, Salmon River, Silver Creek, and Stalker Creek. The Big Wood River is just a short distance from the ranch with the following target game fish species Brook Trout, Brown Trout, Rainbow Trout, Redband Trout, and Mountain Whitefish. Skiing - Bald Mountain is known for some of the best downhill skiing in the United States with its constant vertical gradient of 3,400 feet. With lots of blue sky days and very little wind, skiing is excellent and enjoyable. The top elevation of the mountain is 9,150 ft. and the base elevation is 5,750 ft. There are 2,054± skiable acres with 75 runs at varying levels of difficulty. There is also a snowboarding freestyle park and pipe available for the avid snowboarder. Hiking and Biking - Blaine County has over 400 miles of single track trail systems to hike or mountain bike on and Bald Mountain offers single track trails serviced by ski-lifts.
