4 Location Westacott Barton is situated in the heart of the Mid/West Devon countryside, about 1.5 miles from the small town of North Tawton in the River Taw valley and a few miles to the north of the Dartmoor National Park. The town provides a good selection of local amenities including church, primary school, shops, post office, pubs, doctor s and dentist s surgeries and an active community. The late poet laureate, Ted Hughes, moved to North Tawton in the 1960 s and wrote Moortown, a poetry diary of his everyday life on a Devon farm and the more recent book and film War Horse by Michael Morpurgo was based around a farm a few miles away. This area of Mid and West Devon is renowned for its unspoiled rolling farmland and wooded valleys bisected by rushing streams and rivers and especially its peace and tranquillity. Nearby is Dartmoor, with its spectacular scenery and providing many and varied opportunities locally for walking, riding and fishing. About 8 miles away is the market town of Okehampton, which provides an extensive selection of local facilities, including secondary education, hospital, leisure centre and a Waitrose store. Alternatively the market town of Crediton, about 10 miles away, also provides secondary education. There is a selection of private schools in the area, including Kelly College at Tavistock, Blundells at Tiverton and a number in the University and Cathedral city of Exeter.

The Traditional Barns To the east of the house, the entrance driveway leads through a yard of particularly fine traditional barns of stone and cob, partly rendered beneath thatched roofs. To the west side of the yard is the L shaped barn with stabling, store and open fronted linhay with stone stanchions, cobbled floor and aprons as well as extensive space on the upper floor. On the opposite side of the yard is the former threshing barn, divided into four sections with additional lean-to. This has recently undergone a detailed programme of refurbishment, including re-thatching and new timber casement windows. An underground electric cable has been brought in and the building has potential for a variety of uses, subject to the necessary planning consent. It currently provides an extensive open space with loft over part, garaging and storage and the large loft at the southern end. The Farmbuildings To the east of the traditional barns and entrance drive is a mostly steel framed 4 bay Dutch Barn with corrugated cladding and roof and concrete floor with nearby silage clamp. The Gardens and Grounds Around the house are large mature gardens and grounds with lawned areas, interspersed with many ornamental trees and shrubs, incorporating duck pond and orchard area. From the gardens there are beautiful views to the south across the surrounding Devon countryside to Dartmoor in the distance.the entrance drive leads through the yard of barns and around the front of the house to a parking and turning area to the west side, attached to which is a double garage. Adjoining the house, buildings and gardens are a range of gently sloping pasture paddocks with essentially southerly aspect. Below the gardens is an area of woodland with paths and spring fed pond and a stream forms one of the boundaries.

9 Directions Exit the A30 at Whiddon Down. Proceed towards Moretonhampstead and take the first right hand turning after the service station on the A3124, signposted Winkleigh and North Tawton. Proceed over the A30 and continue for 5 miles and at the T junction turn right on to the A3072, signposted to Crediton. Proceed for 1.7 miles and after the turning to Stone turn left, signposted to Nichols Nymett. Proceed towards to the end of this lane and at Nichols Nymett Cross T junction turn left, signposted Staddon. Proceed along the road for approximately ¼ mile and take the first left hand turn, signposted Westacott Barton. Proceed through the 5 bar timber gate, over the private drive which leads down to the courtyard of farm buildings and the farmhouse.
