ROOED DEVELOMENT The Grandscape Lifestyle Center Area 2B Area features the development of a 26,000-square foot, two-story building, which accommodates retail, office, restaurant and a movie theater north of the Nebraska Furniture Mart. Mass grading and site preparation and other infrastructure improvements have already begun in the summer. arking, utilities, and roadway improvements associated with Area 2B have already been approved by the City. 3 ATTACHMENT taff Analysis ummary of Request Grandscape is one of the largest and most unique mixed-use real estate developments located in The Colony, Texas, in the heart of Dallas/Fort Worth, the 4 th largest metropolitan area in the nation. The sprawling 400+ acre development will feature 3.9 million square feet of retail, entertainment, dining, hospitality, office and attractions. Grandscape is being developed by Nebraska Furniture Mart, a Berkshire Hathaway company and the developments first anchor. The home furnishings giant opened a.86 million square foot store in May 205, offering furniture, flooring, appliances and electronics. The next phase of the project to be completed includes completion of 90+ acres (over 2 million square feet of mixed-use development) adjacent the Furniture Mart. everal first-to-market tenants and retailers will be announcing plans to join the project in the near future. Other infrastructure improvements are also expected to be underway in summer 207. Area 2B (Block F) of the 90-acre Grandscape Development includes completion of 26,000 square feet of retail, office, entertainment, and restaurant space north of the Furniture Mart. This two-story building includes several first-to-market tenants such as Galaxy Theater and other retailers formally announcing plans in the future. Mass grading and site preparation has already begun, and other infrastructure improvements are also expected to be underway in the upcoming month. arking, utility services, and roadway network improvements specific to Area 2B have been submitted to the City of The Colony for review. The proposed building consists of a movie theater complex with mixed use and retail surrounding the theater, constructed of concrete tilt wall and steel structure for the main building (Galaxy Theater), and surrounded by steel and light gauge framed one-and two-story mixed use space. There will be retail/restaurant mix on the ground floor and office space on the second floor. The retail spaces wrapping the theater will be designed and built as shells for tenant finish out and flexibility of size of the retail space. The theater is approximately 85,000 square feet with a mezzanine level at the lobby consisting of open seating and a bar area. The steel and light gauge two-story mixed use spaces will be designed and built in coordination with Owner requirements for future tenants. Future phases of the Grandscape Lifestyle Center will be presented before the Commission and City Council for review and approval as the tenant specifications and other design parameters (site layout, parking distribution, interior connectivity, pedestrian access etc.) gets finalized.
