Broadway. EXHIBITS: Zoning & Aerial Map FLUP Map Preliminary Plat - Pearland Office Park SUMMARY On behalf of Pearland Office Park, LLC, owner, Geoff Freemen, of LJA Engineering, has submitted a request for approval of the Preliminary Plat of Pearland Office Park creating 3 lots, on acres of land located at 2006 Wooten Road. The property is undeveloped land located north of the Wal-Mart Supercenter store at Broadway Street between Smith Ranch Road and Wooten Road. SITE HISTORY The subject property was annexed by the City of Pearland in The site contains what appear to be two storm water detention ponds that may have been constructed around STAFF RECOMMENDATION Page 1 of 7

The Preliminary Plat of Pearland Office Park conforms to the UDC requirements for a Preliminary Plat. SURROUNDING ZONING AND LAND Zoning Land Use North and Rural Residential, Undeveloped South Pearland ETJ and Medical Office and Self-Storage East, and Single-Family Residential, Undeveloped Page 2 of 7
3 RESPONSIVE RESULTS-ORIENTED TRUST-BUILDERS ACCOUNTABLE and Home Improvement Store West Pearland ETJ Drainage Structure and Retail Store CONFORMANCE WITH THE UNIFIED DEVELOPMENT CODE (UDC) The proposed preliminary plat conforms to the requirements of the zoning district. CONFORMANCE WITH THE THOROUGHFARE PLAN Smith Ranch Road is shown as a Major Thoroughfare To Be Widened, and a 20-foot public road easement is called out as being dedicated to the public for right-of-way purposes at Smith Ranch Road. Wooten Road is shown as a Minor Collector Street To Be Widened, and the majority of a 20-foot road easement is called out as being dedicated to the public for right-of-way purposes. However, approximately 100 feet of the road easement located at the northeastern corner of the tract is not being dedicated for right-of-way purposes. In addition, a Minor Collector Street To Be Acquired is located at or near the northwest corner of the tract. UTILITIES AND INFRASTRUCTURE Water and sewer lines are located along portions of Wooten Road. The property is not located in a Municipal Utility District. DRAINAGE Lot 3 appears to contain two detention ponds or drainage structures. The ponds are separated by a 50-foot pipeline easement that also includes a 10-foot electrical easement. PARKS, OPEN SPACE, AND TREES The preliminary plat does not require dedication of land for parkland or payment of parkland fees since the property will be developed for non-residential uses. IMPACT ON EXISTING AND FUTURE DEVELOPMENT The proposed Master Plat will provide infill commercial development along the west side of Kirby Drive between the businesses located on Broadway and a Fire Station and water plant located south of the property under review. ADDITONAL COMMENTS This request has been reviewed by the City s Development Review Committee and there were no additional comments. Page 3 of 7
