The building steps down from -stories of residential over retail at with a step back at the top most level. Along Latham treet it steps back to stories which will relate to the existing neighboring - and -story apartment buildings on the block. The retail will be highly visible to north-bound traffic on, will be set back ten feet from the property line, more than doubling the width of the existing sidewalk, and will include large glass storefront, awnings and bladesigns, to create a lively interaction with the street. Adjacent to the retail will be the main lobby and leasing offices for the residences, which will open onto a plaza between the retail and leasing office also providing direct access from retail and guest parking. A private pedestrian mews provides a pedestrian linkage between and Latham treets, culminating into a public plaza at the. Ground level units will have access to the mews, on-grade and podium level courtyards and Latham treets via raised porches. A grade level active court and a podium passive courtyard will top the retail/ guest parking garage and an entertainment courtyard with pool and barbeque area will be situated on the roof of the residential garage. This medium-to-high-density project will be located close to several bus stops and will be within a mile of the an Antonio Caltrain tation. The design will feature 18 secure residential bicycle parking spaces as well as visitor bicycle parking. It will incorporate a series of complementary sustainable strategies, such as energy efficiency measures, drought-tolerant landscaping, and landscaped bio-swales for storm-water management, to achieve a high level of LD certification.
