They pride themselves on building individual properties to discerning standards, using traditional materials sourced from local suppliers where possible, coupled with top quality fixtures and fittings. With an experienced team of craftsmen the finish is exceptional and the builders have won a number of prestigious awards for their quality and design. The current owners have been here since the property was first built: We were moving back into the area and needed easy access to the airport and train station for business travel. My husband saw this development and recognised the name I had been to school with the builders children. We knew he had a first class reputation so we bought the house right away, even though I hadn t seen it! This turned out to be a gamble that certainly paid off. The owners usually move every couple of years but have enjoyed this property so much that despite significant travel with work they have stayed here almost a decade.

6 Family Time The owners spend much of their time in the conservatory the underfloor heating keeping it warm all year round. Leading off the kitchen breakfast room it s a wonderful family friendly space. When everyone s here and the boys are coming and going my kitchen never closes so I love to be in here where people congregate and where I can sit with a cup of tea and catch up with them. At weekends the family gather together in the sitting room, cosy with the gas fire in winter, to watch a film or football game. Very Versatile This is a truly flexible property. There s plenty of space in the breakfast room and conservatory for a large family table so the dining room could be used as a playroom for a family with young children. It opens onto the sitting room on one side and the decked area of the garden on the other so you can open it right up in summer and let a cool breeze flow through. Light pours in all year round and the whole house has a lovely cheerful feel. When the owners first came here and their boys were young the children slept on the first floor, close to Mum and Dad. As they grew older they moved up to the second floor, giving them both huge bedrooms and a generous shared bathroom. One of them had a little pool table and a sofa bed and there was still plenty of space, the owners smile. When the boys are away we can shut that floor off and don t have to use it when they re here with friends we don t disturb each other. Fresh Air And Freedom The garden is completely enclosed so it s safe for young children and, these days, for the owners dogs. The decking adjoins a beautiful wooden gazebo where the owners enjoy barbecues, lighting the chimenea and getting blankets out when the weather doesn t cooperate! Both boys still play football so the goalposts always come out when they re home and if they want more space they can pop over the road to Catton Park. We walk the dogs there too plus there are lots of events, including parkrun, outdoor cinema and so on. The owners have found this an excellent location for a busy family: As the boys were growing up it was easy for us to ferry them around as needed but also gave them independence with a regular bus service into Norwich.

7 The Accommodation Taking in the pretty front elevation you move through the front entrance door into the entrance porch noting the tiled flooring underfoot and the windows to front and side aspects. From here you move through the door into the main Reception Hall You note the oak flooring underfoot and the stairs which rise to the first floor, window to side aspect, and door into the ground floor Wet Room/Cloakroom Fully tiled with shower, hand basin, low level wc and chrome radiator. Returning to the entrance hall and moving to your right into Sitting Room Again you note the continuation of the engineered oak flooring underfoot, windows to front aspect allowing plenty of natural light to flood in, taking centre stage is the gas fire on tiled hearth and timber surround, double doors lead into the formal Dining Room French doors lead out on to the decked area and rear garden and again you note the engineered flooring underfoot.
