Seizing The Opportunity Having been handed down from father to daughter, when the owners purchased this lovely property, it was the first time it had ever come on to the market. We wanted a place with enough land for the horses and we needed to be close to Newmarket and to the coast. This needed a lot of work but we had renovated homes before so we were up for the challenge, they explain. Working closely with a well-respected local builder, they spent 18 months on the project, making sure every detail was just right and all works were completed to the highest standard. The house dates back to the 1930s and this is only the second time it s come onto the market. It s been a lovely home and we ll be sad to leave. The house, the land and the location it s all terrific! A Total Transformation Although the house originally looked large, half of it was a single storey covered yard, housing storage and a semi-external bathroom. It s now completely transformed, with the former yard now housing a magnificent breakfast kitchen with Granite worktops and integrated appliances including a double oven, hob with extractor and a dishwasher, there is also a separate boot room and utility room. The ground floor layout is partly open plan, with the kitchen open to a dining room that in turn leads into a lovely sitting room with a wood burning stove.there s a further reception room to the front of the property, so while you have the space to host a crowd or for a large family to gather, you can also tuck yourself away in a quiet spot if you want to curl up with a book. The ground floor also has under floor heating. There are two staircases taking you up to the first floor, where you ll find all the bedrooms are a good size. The master is a particular highlight as it has its own dressing room and a Juliet balcony offering stunning views out over the surrounding countryside. The owners spend most of their time in the kitchen: It s a lovely space and we can cook up a storm in there or have friends over for lunch or coffee. It feels very relaxing, they confirm.

6 Step outside Great Flexibility The owners are keen equestrians and like to keep their horses at home but don t want too much land to maintain. They have built beautiful stables here which include four loose boxes, a large tackroom, office and a store, power and water are connected to the stable block and there are drainage systems for the paddocks, capping off springs so the land doesn t get waterlogged. The set up here is ideal as you can t get to the paddocks without coming down the main drive, so it s very secure. It s also versatile: This is a great facility whether you want to have horses, a pony for the kids, repurpose it for agricultural use and have chickens, sheep, pigs or even turkeys, you can do it here the only limit is your imagination, smile the owners. And with no immediate neighbours, it gives you great freedom to do what you want! The land is ideal for personal equestrian use but would also be perfect for anyone wanting to keep chickens, sheep or simply to become more selfsufficient. Superb Accessibility Although the house and grounds sit on the outskirts of Wortham, you re also close to Burgate and the owners have immersed themselves in both communities. There s a shop, school, pub and so much more while the open countryside is perfect for long walks with the dog, plus there s great hacking here too. We often hop over to Southwold and it s lovely being within such easy reach of the coast, as well as having excellent transport links. The A140 and A143 are both close, with the station at Diss less than five minutes from home. You can be in London in well under two hours.
