5 GARDEN IN THE SKY As part of its transformation, 437 Madison will add a breathtaking 15th floor sky lounge for use by building tenants. The 8,870 square foot terrace will create a veritable garden in the sky with built-in planting beds featuring crepe myrtle trees, perennials and ornamental grasses. Other features include over 5,170 square feet of paved walkways and niches with tables and chairs, stainless steel and fiberglass shades, new glass railings and spectacular views of St. atrick s Cathedral. Sage Realty has designed a new, original amenity: terrace conference rooms that can be reserved by tenants for meetings and special functions, at no charge. When not reserved, the terrace conference rooms are available for use by all tenants. Sunrise yoga classes will also be offered, free of charge, weather permitting.

7 The plaza serves as the literal and figurative centerpiece of the building, an idyllic refuge for tenants and the general public. Capital improvements will focus on maintaining and upgrading this prized community resource with the installation of new paving stones and the addition of large planting beds featuring Heritage River Birch trees and bicolored springtime daffodils. For tenants and other visitors, the plaza provides the perfect setting to eat lunch or take time out from the busy workday. Tenants and passersby can unwind on wood benches and birch bistro tables and chairs designed by JANUS et Cie. Other plaza features include free Wi-Fi, bike racks and new lighting fixtures. A fine blend of materials creates a satisfying whole featuring recessed wood bases, striated-pattern carpeting and recessed downlights. It all leads to well-decorated individual suite exteriors featuring a wood portal (teak finish), double glass doors as well as a first impression masterpiece: a large teak panel showcasing the brand of each tenant. 15 HISTORY was built in 1967 by the William Kaufman Organization and designed in the Modernist style by the renowned architectural firm Emery Roth & Sons. This modernism favored simplicity and balance over ornament, with form following function to create a new classic style for the modern age. From the start, the building has featured the Kaufman trademark of transforming office building into as aesthetic statements that humanize the workplace and improve quality of work. Frequently changed murals are suspended from lobby walls. Unique functional sculptures added pleasure to what might otherwise be everyday office building routine. Occupying the entire Eastern block front of Madison Avenue between 49th and 50th Street, 437 Madison is surrounded by a distinctive black granite plaza, defined by raised granite benches and ornate lampposts.
