1 320 Bay Street TORONTO ONTARIO LEASING SF - OCCUP 320 BAY STREET In 1992, after many years of research into the correct fixtures and materials of the original construction era, the restoration of the building was completed bringing the historical features back to their original splendour. An addition of 80,000 square feet over 14 storeys enlarged the property to 278, 939 square feet. With floor plates varying in sizes from 4,800 square feet to 20,000 square feet, the building is suitable for a variety of corporate tenants. Attention to keeping with period detail was also taken into consideration for the common areas in a style that compliments the main lobby. The building became a designated historical site in 1975 and today is recognized as a classic Art Deco property. 278, ,164 sf sf

2 320 Bay Street LOBBY FINISHES The main lobby/atrium is a grand two storey level with a mix of historic elements and new material which include an Italian marble lobby floor and granite security desk. There are numerous glass panels in the front lobby, which ranging in sizes from ten to thirty feet tall. CORRIDOR STANDARD FINISHES The corridor lobby walls are original marble with an acid-washed finish. The elevator doors and trim are automotive bronze paint. rugs, which reflect the art deco era have been installed in each elevator lobby as well as custom brushed brass directories etched with historic motifs from the building stonework tie together the metal finishes used in the lobby. WASHROOM STANDARD FINISHES The building is currently undergoing a washroom upgrade that caters to the historic art deco period with features consisting of wall-hung water closets and urinals, marble countertops and recessed basins. In addition, marble wall and floor tiles, stainless steel hardware, ceiling-hung cubicle and cove lighting UTILITY DISTRIBUTION The incoming electrical power is supplied via a single Toronto Hydro power feed. The electrical capacity and light load capacity is 2.0 watts per square foot. The original 320 Bay Street complex has an in-floor existing duct power and cable distribution conduit on 7-foot spacing that can be utilized if ceiling distribution is not feasible. The electrical distribution in the new addition is fed through tenant ceiling systems and through flooring risers. Lights are suspended on an inverted T-8 bar ceiling system and a lighting control system was installed to reduce the after-hours usage. ELEVATORS HVAC DISTRIBUTION SYSTEM There are 2 chillers (1-200 tons and tons) and 3 high-efficiency gas-fired boilers with an average capacity of million BTU s per hour. The distribution of heating and cooling is achieved by a CAVA supply system. Each floor, from 2 through 14 has 50, four pipe, three speed fan coil units that provide heating and cooling for the perimeter. Each floor 15 through 18 has 25, four pipe, three speed fan coil units that provide heating and cooling for the perimeter. A typical floor has 2 air handling compartment units, which introduce air into the building via standard diffusers and handling fluorescent light fixtures. A consistent 30 cfm per occupant of filtered and tempered outdoor introduced to each floor

3 320 Bay Street FIRE ALARM SAFETY SYSTEMS The fire alarm system is a new Simplex 4120 Network two-stage system. The alarm system is located on the main floor next to the elevator lobby. It has manual all life safety systems interfaced from the main panel. SPRINKLERS recessed type are provided.
